OCCUPANT STATED THERE HAD BEEN WATER LEAKING FROM ABOVE THE DOOR. THE TRIM AROUND THE DOOR WAS PAINTED WHITE, THE TOP TRIM WAS DISCOLORED AND ACTUALLY LOOKED LIKE IT COULD BE ROTTED OR WAS ACTUALLY LEAKING BUT THERE WAS NO OTHER EVIDENCE THAT PROVED THERE WAS A LEAK IN THAT AREA. THERE IS A TILE PORCH ABOVE THE DOOR THAT I INSPECTED LATER, THERE WERE DAMAGED OR LIFTING TILE AND WITH HEAVY RAIN FALL COULD EASILY ALLOW WATER UNDER THE TILE AND COULD BE LEAKING DOWN THE WALL TO THE AREA ABOVE THE SLIDING GLASS DOOR, BUT AGAIN NO REAL EVIDENCE. WALKED UPSTAIRS WITH THE OCCUPANT INTO THE SOUTHWEST BEDROOM AND FOUND 2 LARGE HOLES CUT INTO THE DRYWALL ,ONE IN THE NORTH WALL/CEILING AND LARGER HOLE AT THE FLOOR, BOTH COVERED WITH PLASTIC. I THEN WALKED INTO THE S/E BEDROOM, OCCUPANT SHOWED ME THE EXTERIOR PATIO WHERE MUCH OF THE TILE ON THE REAR PATIO WAS DAMAGED OR LIFTED. I WAS ALSO SHOWN A CRACK IN THE WALL, LOOKED LIKE MORE OF A STRESS FRACTURE ABOVE THE ENTRY DOOR TO THE S/E BEDROOM. I WAS CONCONTACTED HAILSTORM ROOFING WHO CONTACTED ME A DAY LATER AND INFORMED ME THEY ONLY HAVE A BID ON THE ROOF JOB AND ARE AWAITING ACCEPTANCE FROM THE OWNER. CONTACTED PROPERTY MANAGER WHO THEN INFORMED ME THAT GREEN HOME SOLUTIONS HAS GONE AS FAR AS THEY CAN GO BUT WILL START WORK AGAIN WHEN THE ROOFING IS COMPLETED. ON 12/07/2022 I RECEIVED A TEXT FROM HAILSTORM STATING THEIR BID WAS ACCEPTED AND WILL SHEDULE THE JOB. I THEN RECEIVED A TEXT FROM PROPERTY MANAGEMENT THAT HAILSORM STARTED WORK ON 10/10 AND WILL BE COMPLETED 10/12 AND THAT GREEN HOME SOLUTIONS WAS SCHEDULED FOR 10/13 BUT WILL HAVE TO RESCHEDULE FOR THE FOLLOWING WEEK. I DID ASK IF CARPETS WOULD NEED TO BE CLEANED, AT LEAST THE BEDROOMS. PROPERTY MANAGER HESITATED, AND BASICALLY SAID SHE WAIT AND SEE. BECAUSE THE PROCESS WAS STARTED BEFORE MY INITIAL INSPECTION AND I CONSIDERED THE ISSUES AS "WORK IN PROGRESS" TWO ADDITIONAL ITEMS THAT WERE NOT CALLED IN WITH THE INITIAL COMPLAINT BUT A CONCERN OF THE OCCUPANTS AND PART OF MY INSPECTION WERE THE DAMAGED AND LOOSE TILE ON BOTH THE FRONT AND REAR WALK OUT DECKS, AND A CRACK IN THE S/E BEDROOM ON THE SOUTH WALL ABOVE THE DOOR. |
10/03/2022 | COT - ENFC - Code Enforcement - Initial | GOODMAN | Approved | Entered by GOODMAN - I INITIALLY VISTITED THE SIGHT ON 9/30/22, MADE CONTACT WITH THE OCCUPANT AND SET UP A INSPECTION FOR 10/03. VISITED SITE, MET WITH THE OCCUPANT WHO STATED THAT HER, HER HUSBAND AND TWO BOYS HAVE ONLY BEEN IN THE TOWNHOME FOR ONLY 3 MONTHS BUT THE LEAKS STARTED SHOWING UP SHORTLY AFTER THEY MOVED IN, BECAUSE OF THE MONSOON RAINS. THEY SPOKE TO THE PROPERTY MANAGER, THEY CALLED FOR A ROOFER TO COME OUT AND A MOLD REMEDIATION COMPANY TO COME OUT. MOLD REMEDIATION HAS BEEN OUT AND CUT 2 GOOD SIZE AREAS OF DRYWALL AND ARE RETURNING TO BRING IN ROOM HUMIDIFIERS. HAILESTORM ROOFERS ALSO CAME OUT TO LOOK AT THE ROOF BUT HAVE YET TO REPLY TO THE OCCUPANTS. I ALSO LEFT A MESSAGE FOR THE OWNERS WHO CALLED BACK, THEY INFORMED ME THEY ARE MILITARY AND ARE CURRENTLY OVERSEAS AT THIS TIME. THEY STATED THEY WERE UNDER THE IMPRESSION THAT THE PROPERTY MANAGER HAS ADDRESSED THE ISSUE AND IN PROCESS OF GETTING THINGS TAKEN CARE OF, WHICH IS PARTIALLY TRUE. I ALSO CONTACTED HAILSTORM ROOFING, OWNER INFORMED ME THAT HE IS PRESENTLY OUT OF TOWN, WILL BE BACK WEDNESDAY 10/5, HE STATED HE INSPECTED 9/15 AND BID WAS ACCEPTED 9/30 BUT AGAIN OUT OF TOWN BUT WILL SCHEDULE A START DATE. |
