Damaged water heater flooded rental unit #421 and caused water to drain into unit #415 located below unit #421. Water damage caused to #415 ceiling, walls, floors and to residents personal property. Rental unit #421 was previously secured due to water heater malfunction earlier in the evening. The city was not contacted by the property management or by Control A for this incident. Rental unit #421 front door was secured and was re-opened to check on what caused damage to unit #415. Identified the old water heater in the kitchen located in the cabinets had ruptured on the side of the water heater and leaked water through out the unit#421 on the floor. Rental property Maintenance turned off the water at the shut off valve for the water heater. Property Maintenance shut water off to this rental unit #421 only. Maintenance staff proceeded to remove water from floor in unit #421. Water leaked through flooring into the lower unit #415. Tenant was removed due to severe damage to ceiling, floors, walls and the electricity meter was removed by TEP. In rental unit #421 the water heater will need to be replaced with a permit by Planning and Development Services Department. The walls appear to be OK. However, walls should be check for moisture in the walls once the floors has dried out. Rental unit #421 tenant has been removed. I am not sure where he relocated too. The maintenance man signed the paperwork and will secure the unit once the water has been cleared from the unit. Maintenance will also check downstairs to clean up damage caused by water leak. RV. |
