A drone was used to have the roof checked and did see where the roof has a large amount of trash and debris by the scuppers through out. The roof coating appears to be lacking or worn and holding water in some areas. The exterior walls are lacking weatherproofing due to paint is old and worn. The metal railing are loose on the second floor with some screws missing. The exterior doors are lacking or not adjusted on the doors to be sealed for weatherization from the elements. The windows are not sealed due to the slider portion are the wrong frame for the window and not allowing the windows to lock or seal the area due to the frames are not touching to seal the opening. Has junction boxes lacking coverplates, GFCI are lacking on the exterior outlets, weatherproof coverplates not installed on exterior outlets, the exterior lightings on the walkways on the first and second floor are missing, loose, lacking the exterior cover or not working, Exterior doors are damaged and binding to open and close. Trees needing to be cut due to palm fronds are on the roof.
