Increase in sign area to 60 sq.ft. for 3 monuments in Sub Area B-III, allow 1 monument on local street (MLK or Marketplace) and keep the 3 total allowed monuments along Kino from Marketplace to south property line. Needs revised plans for construction - with notes from November to follow.
11/10/2021 COT - ENGR - Signage Final Hthrall Continued Entered by HTHRALL1 - RE: monument sign review For: Tucson Marketplace at the Bridges AT: 1500 E Tucson Marketplace (Kino, between MLK and TM Blvd on lot 9) Permit: T21OT00828 Reviewer: H. Thrall Date: 11/10/21 Codes: Unified Development Code (UDC 7A, Sign Standards), National Electrical Code (NEC), Tucson-Pima County Outdoor Lighting Code (OLC), International Building Code (IBC) 2018 1) Sign area exceeds allowance for a monument sign (max of 50 sqft). In addition, the bottom text needs to be included (box it). Suggest reducing cabinet height to 8' tall to allow for change from a monument to a low-profile sign category, which allows for 60 sqft sign area. Be sure though, that 2' solid base without text is provided under the full length of this sign cabinet design. The alternative is to shorten the length of the cabinet and ensure that when the bottom letters are boxed, that they do not exceed a cumulative sign display area on the structure of 50 square feet. (The similar sign on Park was a pole sign category. This site already has that. If additional pole signs are desired, a Sign Design Review Committee process applies.) 2) Acknowledged sheet 2 has a 30' setback noted. Site plan sheet, show setback from Kino street curb to closest leading edge of sign (appears taken from a walking path). Please note - the setback for a monument is 20', setback for a low-profile sign can be 16' from curb, providing sign is out of SVT and behind walking path. (Overall location map shows development activity in this area. If this lot is under development and has an approved development plan sheet, put sign on that sheet for the site review in relation to driveways (2' setback needed) and parking (18" setback from parking spaces) and any easements, etc. Thank you. Clarify whether slopes applicable, as shown in elevation view. 3) NEC / OLC: a) Add note to timer that shut off curfew is midnight. b) Add note that all lighting is internal (is the decorative component lit? and is bottom "the Bridges" lettering lit? just add clarifying notes as needed, please) 4) IBC: a) Is side décor framework all one piece with bottom blue component? If so, add note. If not, add bolts to sign cabinet (I see in engineering plan of top view and side view where this decorative piece bolts to base, thank you.) b) Just add note clarifying all welds are shop welds. (Understood in engineering that bolting used for attachment mounts) Please revise and resubmit by email to to Heather.Thrall@tucsonaz.gov
