MANAGER STATED THAT THE COMPLEX IS 40 YRS OLD AND IN THE PAST COUPLE OF YEARS HAVE HAD MULTIPLE WATER LEAKS BUT CERTAINLY NOT EVERY TWO WEEKS. WHEN THEY DO HAVE A BREAK IN THE WATER LINES THE ENTIRE COMPLEX DOES NEED TO BE SHUT DOWN AS THERE IS A SINGLE SHUT OFF VALVE TO THE ENTIRE COMPLEX, THAT WAS HOW THE WATER LINE WAS DESIGNED 40 YRS AGO. SO THE MANAGEMENT TEAM GIVES THE OCCUPANTS A 72 HOUR NOTICE WHENEVER THERE IS A LEAK OR BREAK IN THE LINE. TODAYS NOTICE WAS WAS WORK TO BE DONE BETWEEN 9 AM AND 3 PM, I WAS GIVEN A COPY OF THE NOTICE. MAINTANENCE THEN TOOK ME OVER TO THE BREAK IN THE WATER LINE. I FOUND THE 2 INCH WATER MAIN HAD BEEN PLACEB AND A LARGE TREE GROWN AROUND THE WATER LINE. RAINFOREST PLUMBING WAS ON SITE, HAD DUG 3 FT DOWN TO LOCATE THE WATER MAIN AND WAS PUMPING WATER OUT OF THE BELL HOLE TO ENABLE THEM TO MAKE REPAIRS TO THE LINE. I ASKED MAINTANENCE IF THEY EVER CONSIDERED PUTTING A SHUT OFF VAVLE INTHE LINE AT THE LOCATIONS OF THE BREAK SO THAT THE ENTIRE COMPLEX DID NOT NEED TO BE SHUT DOWN. MAINTANENCE STATED THAT IS A DECISION MAKE BY CORPORATE. I THEN TURNED TO THE MANAGER TO GIVE ME THE UNIT NUMBER OF THE COMPLAINTANT WHO CALLED IN THE COMPLAINT FOR A LEAK IN HER UNIT (NO UNIT NUMBER) MANAGEMENT IDENTIFIED THE UNIT AS 6101, MAINTANENCE STATED THEY RECEIVED A COMPLAINT FOR A LEAK IN THE ABOVE UNIT AND HAVE MADE REPAIRS TO THE TUB OVERFLOW BUT THE LEAK MAY BE COMING FROM A 2ND BATHROOM. ARRANGEMENTS WERE MADE TO LOCATE A POSSIBLE 2ND LEAK, OCCUPANT ASKED THEY NOT COME TODAY. I KNOCKED ON THE DOOR OF UNIT 6101 BUT RECEIVED NO ANSWER. I HAVE RECEIVED VERY FEW COMPLAINTS AT THIS COMPLEX, MAINTANENCE DOES STAY ON TOP OF COMPLAINTS AND EXTERIOR OF UNITS ARE WELL KEPT. WILL TRY TO CONTACT OCCUPANT BEFORE CLOSING CASE. I LATER CALLED THE OCCUPANT, LEFT A MESSAGE. WORK IS IN PROGRESS. COMPLIANCE / CLOSE CASE. |
