WHICH STATED UNIT 17,18,19 HAVE FLEX LINES INSIDE THE WALL CAVITY AND STUBBED OUT WITH A GAS SHUT OFF VALVE, THEY WERE ALSO CONCERNED ABOUT POSSIBLE ELECTRICAL CODE VIOLATIONS. SOUTHWEST GAS CO. STATED THEY WILL NOT TURN GAS ON UNTIL ALL WORK IS DONE AND FINAL BY THE CITY OF TUCSON.
SPOKE TO MANAGEMENT WHICH STATED THEY HAS A LICENSED CONTRACTOR DOING WORK IN THE UNITS.
ONSITE INSPECTION: UNITS 16, 17,18 AND 19 WERE INSPECTED.

UNIT 17 HAS A STAINLESS STEEL UNCOATED GAS FLEX LINE WHICH IS CONNECTED INSIDE THE WALL CAVITY AND IS HANGING AT THE REAR OF THE NEW GAS RANGE LOCATION. THE SHEETROCK IS CURRENTLY SUPPORTING THE FLEX LINE, THERE IS NO GAS STUB OUT.

THE ORIGINAL KITCHEN LAYOUT WAS CHANGED BY THE NEW ADDITION OF A PENINSULA WITH A NEW SINK TO INCLUDE WATER SUPPLY LINES AND A NEW DRAIN WASTE PIPING SYSTEM. THE ORIGINAL IRON PIPE GAS LINE WAS EXTENDED WITH THE NON CODE COMPLIANT APPLIANCE GRADE FLEX GAS LINE TO MEET THE DISTANCE OF THE RANGE'S NEW LOCATION. TO ACCOMMODATE FOR THE PENINSULA A PORTION OF AN INTERIOR WALL WAS REMOVED WHICH PROVIDE SEPARATION BETWEEN THE KITCHEN AND THE LIVING ROOM.

THE KITCHEN HAS NEW OUTLETS WITH DUPLEX RECEPTACLES AND A NEW GFCI RECEPTACLE OUTLET. THERE IS A NEW OUTLET WITH A DUPLEX RECEPTACLE FOR THE RANGE. UNABLE TO DETERMINE IF CIRCUITS HAVE BEEN EXTENDED OR NEW CIRCUITS HAVE BEEN INSTALLED. . THERE IS A NEW OVER THE COUNTER MICROWAVE INSTALLED WITH A NEW OUTLET WITH A DUPLEX RECEPTACLE INSTALLED IN THE ABOVE CABINET.

THE BRANCH CIRCUIT TO THE ELECTRIC WATER HEATER IS A NON SHEATHED METALLIC CABLE WHICH IS NOT CODE COMPLIANT. THIS CABLE IS NOT PROPERLY SECURED AND PRONE TO PHYSICAL DAMAGE. THE CABLE TRAVELS FROM THE EXTERIOR PANEL UNDER THE EAVE THEN TRAVELS THROUGH THE ROOF DECKING PENETRATION AND TRAVELS ON TOP OF THE ROOF AND ENTERS THE BUILDING. THIS WIRING METHOD IS NOT APPROVED.

THE UTILITY CLOSET ALSO HAS ANOTHER NON SHEATHED METALLIC CABLE WITH A PLUG IN ADAPTER CURRENTLY PLUGGED INTO AN OUTLET WITH A RECEPTACLE AND FEEDS AN UNKNOWN DESTINATION. THIS WIRING METHOD IS ALSO NOT APPROVED.

THE SUB PANEL VIOLATIONS; NO PANEL SCHEDULE, OVER SPRAY OF WHITE PAINT ON THE BREAKERS. CONCERNS ARE IF THE INTERIOR WIRING AND INTERNAL COMPONENTS HAVE OVER SPRAY.

NOTE: PERMIT T21CM01265 WAS FINAL IN 04/16/2021 FOR SUB PANEL REPLACEMENT.

THE MAIN SERVICE DISCONNECTS HAS NO IDENTIFICATION AND UNAPPROVED WIRING METHODS. THE OUTDOOR LIGHTING SYSTEM HAS DAMAGED A CONDUIT RUN AND OPEN AND UNPROTECTED JUNCTION BOX WITH A MISSING COVER PLATE.
