THE STAIRWAY DECK BOARDS ARE LOOSE AND UNEVEN (TRIP HAZARDS) THE WOOD FRAMED GUARDS ARE NOT CODE COMPLAINT AND LOOSE, CURRENTLY ALL WALKWAY GUARDS WITHIN THE FLOOR TO THE 36 INCH ZONE HAVE OPENINGS LARGER THAN 7 INCHES AND A WIDTH OF 8 FEET. THERE ARE MULTIPLE LIGHT FIXTURES IN THE STAIRWAYS, CORRIDORS AND THE EXITS DOORS OF THE UNITS WITCH ARE DAMAGED, SPRAY PAINTED AND NON WORKING. THE LAUNDRY ROOM HAS MISSING COVER PLATE REAR OF DRYER THERE ARE PORTIONS OF THE CHAIN FENCE WITH TORN OPENINGS AND IN DISREPAIR. THERE ARE INOPERABLE GATE (S) WHICH ARE UNSTABLE. THE SHADE STRUCTURE LOCATED NEXT TO THE POOL IS IN DISREPAIR. DOWN SPOUTS AREA DAMAGED. THE INTERIOR OF THE EMPTY POOL HAS REFUSE. THERE ARE ABANDON APPLIANCES THROUGHOUT THE PROPERTY. THERE IS SHEETROCK DAMAGE IN TH LAUNDRY ROOM. ELEVATORS IN BUILDING A AND B ARE NOT FUNCTIONAL/ INOPERABLE. A REPORT OF ELEVATOR REPAIR WAS PROVIDED AFTER THE INSPECTION, AN INSPECTION WILL BE REQUIRED AT THE NEXT FOLLOW DATE. INTERNATIONAL FIRE CODE VIOLATIONS: THE FOLLOWING ITEMS HAVE NOT BEEN ABATED MULTIPLE FIRE EXTINGUISHERS ARE MISSING FROM THEIR CABINETS (I COUNTED AT LEAST 6 EMPTY CABINETS). CABINETS HAVE NOT BEEN SUPPLIED WITH "BREAKER BARS" THAT ARE NEEDED TO HELP ACCESS THE EXTINGUISHERS IN THE CABINETS. FOR THE EXISTING EXTINGUISHERS, RECEIPTS HAVE BEEN PROVIDED FOR THE EXTINGUISHERS, THE RECEIPTS ARE DATED 7/11/21 AND 7/20/21. BECAUSE ONE OF THE RECEIPTS IS MORE THAN A YEAR OLD, ALL EXTINGUISHERS NEED TO BE INSPECTED AND TAGGED BY AN APPROVED FIRE PROTECTION COMPANY, AND THIS NEEDS TO BE DONE AN ANNUAL BASIS. *NOTE: THEFT OF EXTINGUISHERS HAS BEEN RECOGNIZED AS AN ONGOING ISSUE FOR THIS PROPERTY, AND BRIAN HAS BEEN INFORMED ON MULTIPLE OCCASIONS THAT HE HAS THE OPTION OF PROVIDED RESIDENTS WITH INDIVIDUAL EXTINGUISHERS THAT WOULD BE PLACED IN EVERY APARTMENT.
