03/20/2021 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, MET WITH TFD AND SHORTLY AFTER MANAGER/ MAINTANECE PERSON ARRIVED. TFD RECEIVED A COMPLAINT OF A GAS SMELL COMING FROM THE MAINTANENCE/ BOILER ROOM AND DID HAVE HIGH READING OF CARBON MONXIDE. SHORTLY AFTER MY ARRIVAL THE MANAGER ARRIVED AND STATED THEY ARE AWARE OF THE PROBLEM, HAD THERE BOILER SYSTEM BREAK DOWN AND SHOWED ME THE ELECTRONIC PORTION OF THE SYSTEM THAT HEATS THE WATER. MANAGER STATED THE COMPLEX DID NOT HAVE HOT WATER. THEY DID HAVE A PERSON FROM COME OUT FROM MCCOOK BOILERS AND EXHAUST TO MAKE REPAIRS TO THE EXHAUST BUT WERE TOLD THEY DO NOT WORK ON FRIDAYS, SAT, AND SUNDAY, TO COMPLETE THE BOILER ISSUE THEY WOULD RETURN ON MONDAY. WHILE ON SITE THE MANAGER CONTACTED MCCOOK AND INFORMED THEM THEY NEEDED SOMEBODY TO COME BACK OUT THAT THIS HAS BECOME A EMERGENCY SITUATION. MCCOOK STATED THEY WOULD BE OUT ON SUNDAY TO ACCESS THE SITUATION.
I RECEIVED A TEXT FROM THE MANAGER THE FOLLOWING DAY STATING MCCOOK DID COME OUT TO ACCESS THE SITUATION ON SUNDAY MORNING AND IMMEDIATELY BEGAN WORKING ON THE ISSUES. AT 4:30 PM THE MANAGER SENT A MESSAGE STATING THAT HE RECEIVED A TEXT FROM MCCOOK STATING THE BOILER SITUATION WAS CORRECTED AND THE EXHAUST PIPES REPLACED, AND THAT ALL UNITS NOW HAVE HOT WATER. I WILL CONDUCT A FOLLOW UP INSPECTION TO VERIFY THE REPAIRS.
A NOV WAS NOT REQUIRED AS MCCOOK WAS OUT ON THURSDAY TO CHECK AND REPAIR THE EXHAUST. SUNDAY THEY STATED THEY REPLACED THE EXHAUST PIPES.
