SDRC comments are ***in asterisks*** The plan set requires following revisions: 1. Noted: two monument signs at entry to Winterhaven neighborhood off Christmas Av and Fort Lowell Road. Noted new signage (3 new monument signs, separate permit reviews T20OT00650 and 51) are similar shape and materials- with slightly different presentation for lettering. Understood new monuments will be a Master Sign Program submittal for slight code variations. 2. Note - Policy - Sign Area -During 2018 code update, an equivalent type of sign from prior code (Project Identity Entrance Sign) was not specified for single family residential subdivisions. A policy is in place to continue minimum sign allowances that aligns with size and similar structure type as prior; thus, a single-sided "monument" or "low-profile"type sign at 20 square feet in sign area is permitted on each side of the street at the major entry to the subdivision. Therefore, at the maximum, a total of 40 square feet of sign area is permitted at a major subdivision entry. 3. New sign is compliant with sign area, at less than 10 square feet (above policy). 4. New sign is compliant with height for monument, less than 10' tall. Structure is 3' tall. A) Dimension height from top of panel to grade. B) Dimension vertical clearance from grade to bottom of panel. C) IF INTENTION IS FOR A LOW-PROFILE SIGN, PROVIDE 2' VERTICAL CLEARANCE ON THE BASE RUNNING FULL LENGTH UNDER THE SIGN PANEL. 5. Location: Per UDC 7A.10.2.c.2.a. -20' minimum setback for a MONUMENT sign from face of each adjacent street curb to leading edge of the sign. ***Proposed setback is only 5' off both street curbs, and an SDRC request is sought for setback reduction*** 6.
