Did meet with the tenant and was able to check the property. The front door has a metal security door that is lacking a screen behind the metal decorative metal designs and the tenant was advised that we do not enforce the screen for bugs. The kitchen has a drain at the sink that is leaking and the floor has worped, the kitchen light is missing a globe, has a closet in the area and the light in the ceiling is not connected to the box and just hanging, lacking smoke detectors, has a wall unit for heating and cooling and not working, the fan in the bedroom area missing the light, the bathroom sink is leaking at the drain, light missing the globe, exhaust fan not working properly and missing cover, shower surround tile is loose or missing the grount, baseboard tile is missing or loose through out, window in bedroom is leaking when it rains, has bugs through out, the range hood not working in kitchen, front door not sealed, shower drain backing up at times, main electrical box has been replaced and may not be rated for exterior use, the electrical box has 2-flex lines and not rated for exterior use for the water heater and going to the bedroom area into the wall, when the shower is used the water is coming out the exterior wall. Does have a property manager and will be calling her and doing th N.O.V. RV. |
