This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the as-built addition with necessary alterations for achieving code compliance. FLOOR PLANS: 1. Detail and specify stair width (min 36”, R311.7.1), rise and run (min. 10” tread depth, 7 ¾” max. riser height, R311.7.5), landing width (R311.7.6), handrail height (R311.7.8.1), guardrail height (R312.1) and intermediate rail spacing (R312.2). PLUMBING PLANS: 1. Notate the water heater demand for determining the minimum gas pipe size or circuit size for safely operating the device at full capacity, P2801. ELECTRICAL PLANS: 1. Provide a circuit entry on the panel schedule for the water heater sized for serving the load, E3702.11. Verify or update the 4,500 watt entry on the load calculation. 2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
