02/19/2020 INSP - FOLLOW UP CODE ENFORCE Approved Arrived on site and met with Manager and Asst. Mananger, who stated the soft floor board in master bedroom was taken of today. Asked if they saw any roaches and they stated the workers did not indicate any issues other than the repair. A plumber was also on site today(02/19) from MacInnis Plumbing, and verified hot water is coming from all three fixtures in unit #456, its a boiler system and boiler is set at a proper temp to feed the complex and avoid burns. Dishwasher was also found to be operational by maint. and exterminator was in on Monday 02/17/20. The work that was done this week has satisfied the Notice of Violation given to management and was done before due date. This information was given to my Supervisor and also Ward 2. I advised the tenant over the phone and asked that she call me. I will be closing out this case as abated, once I speak to the tenant.
02/18/2020 INSP - FOLLOW UP CODE ENFORCE Approved Arrived on site and spoke with management Myra. State they have been posting 48 Hours notices to enter her apartment. Maintenance took a look at the screen the caulking the dishwasher and the subfloor in the master bedroom. On Monday February 17th they also went in for exterminator 0 pest on a flashlight inspection per the contractor. A sub flooring contractor will enter the apartment on Wednesday the 19th and again a notice was posted on her door. I also followed up with a phone call to remind her that they would be looking at the subflooring on Wednesday. Will follow up on Monday to check progress on this case
02/14/2020 INSP - FOLLOW UP CODE ENFORCE Approved Arrived on site and met with tenant who was waiting at the property for me. She allowed me to enter the unit. She showed me to the kitchen area where I was able to inspect underneath the kitchen sink the cabinets on both sides of the kitchen and the countertops and did not see any roaches today. She then showed me the bathroom area and underneath the sink and again no cockroaches seen today. Next up was the closet in the bedroom and again no visible signs of roaches. Tenant is adamant that roaches do exist however no evidence of that today. We then looked at the issue of no hot water, the water ran for maybe a minute and the temperature did go up, these apartments are not equipped with individual hot water heaters it was one boiler system running several different buildings show temperature will vary depending on demand. We then inspected the master bedroom where she claimed a soft spot in the floor was, that was identified in front of the closet in the master bedroom. I tested the smoke detectors in the living room and in the master bedroom and both were operational. I asked the tenant if I could bring management over to discuss the areas of concern and she agreed. The meeting got very contentious very quickly, was able to calm them down enough to look at the areas of concern. Management agreed to have an exterminator treat the unit on Monday the 17th. She would also have a maintenance man come in same day on Monday to take a look at the dishwasher the caulking in the bathroom, make sure the hot water heater was operational, and look at the soft subfloor in the master bedroom. I got the okay from the tenant who stayed she will no longer be speaking with management but gave me the okay to relay to them that Monday is okay for the Exterminator and any maintenance man that needs to come in and inspect her issues. I will return to this property on Tuesday for more findings
