Thrall 1) The subject location is the office complex development known as Houghton Crossings, at the southeast corner of Houghton and Valencia Road, adjacent to a fuel station. While the fuel station is part of the overall subdivision premise, it also meets code for a premise, and has separate ownership. This review will concentrate on the office complex development "Houghton Crossings". 2) Two signs are proposed - one for Houghton Road frontage and the one for Valencia Road frontage. Presently, there are no existing freestanding signs for Houghton Crossings on this specific office complex parcel. 3) The freestanding signs proposed meet the definition of monument signs, as they provide bases. 4) The overall development is subject to the Scenic Corridor Zone District, 7A.11.3 of the Sign Standards, as Houghton is a designated scenic corridor per City of Tucson maps. Valencia Road is a local street east of the intersection with Houghton. 5) Regarding the sign on Valencia Road at 90 square feet sign area, 12' height, 20' setback from curb, unclear of the exact setback from lot line, at minimum 20', any code variations are noted in **asterisks**: A) **7A.11.3.e.3.a. -a code variation is required to install a freestanding monument sign along a local street within the Scenic Corridor Zong District.** B) **7A.11.3.e.3.b.(2) - a code variation is required to install a freestanding monument sign within a Scenic Corridor Zone District exceeding 50 square feet in sign area.** C) **7A.11.3.e.3.c. - a code variation is required to install a monument sign within the Scenic Corridor Zone District exceeding 10' in height.** D) 7A.11.3.e.3.d - simply note on the site plan the sign is located 350' (approximately) from Houghton.** E) 7A.11.3.e.3.f. - provide night view to show lighting is limited to light emitted through charcters/logo, and that panels are opaque elsewhere, or any other sign light has halo effect. (Diagram appears to meet this, notes to the above may be provided in lieu of night simulation.) F) **7A.10.2.C.2.a.1.
