Code: Unified Development Code, Section 7A - Sign Standards

The following comments with **asterisks** are relative to the sign requiring a Singular Sign Design Option (SSDO) process under 7A.7.1. of the Sign Standards, Sign Design Review Committee process.

All other comments are for plan review revision.

Due to a roadway widening, proposal is to relocate a nonconforming pole sign for the existing establishment's reconstructed site.

1) **Per UDC 7A.9.1.c. Except for reasonable repairs and alterations, no nonconforming sign shall be moved, altered,
removed and reinstalled, or replaced, unless it is brought into compliance with the requirements of the sign standards.** (SSDO required to move the nonconforming sign, and install as a "new" sign structure for engineered purposes.)

2) **For installation of a pole sign, a minimum of 225' of street frontage is required for a premise, UDC 7A.10.2.C.2.a. The development package DP18-0089 sheet 2 shows the Brake Masters is a portion of an overall development, but meets the definition for function and access of being it's own premise. However, the street frontage is only 182.57' linear feet of property line street along Broadway Boulevard, whereas 225' feet is required for a premise to have a pole sign. SSDO required.**

3) **Pole sign setback is 30' from leading edge of curb to leading edge of the sign UDC 7A.10.2.C.2.a. Proposed setback is only 20'. SSDO required.**

4) **Pole sign height is a maximum of 12', Per UDC 7A.10.2.C.2.a. Plans show to retain sign height at nonconforming height of 27'. SSDO required.**

5) **Pole sign size is a maximum of 72 square feet, per UDC 7A.10.2.C.2.a.. Plans show proposal to retain nonconforming sign area of 144 square feet sign cabinet. SSDO required.**

6) **Pole signs require a pole cover at 18" x 6" minimum, per UDC 7A.10.2.C.2.a. Plans show pole is 12" x 12" without a pole cover or architectural embellishment. SSDO required for lack of Pole cover: "The sign structure configuration must be equipped with pole covers or architectural embellishments that hide or conceal all structural
components or braces (such as pipes, angles, iron, cables, internal back framing, bracing, etc.), Minimum requirement is 18 inches by six inches. The pole cover or architectural embellishment shall require a plan check for construction specifications in accordance with
applicable technical codes."

7) Remove reference to digital message center NITS light measure on sheet 1, as this is a static sign, given the fluorescent cabinet electrical diagram provided.

8) NEC 600 - note where power is provided and location of panel and dedicated circuit for inspections.

9) Should SSDO process be approved for the above requests, the proposal will require engineered plans be reviewed.

10) Provide copies of sheets 1-4 of DP18-0089 with submittal, and show the existing and the proposed sign location on sheet 3 (site plan phase 1).

11) Sheet 6 of DP18-0089 shows electrical easements within the area of the proposed sign. Note, TEP approval should be sought to place the sign within the easement area, regardless of ground or aerial easements. Recommend to begin this process during SSDO review period. See sheet 6 and adjust position if needed, note may affect some of the above review comments.

12) Submit sheet 11 landscape with any SSDO application for review of the sign in relationship to the landscape area.

Further review comments may be forthcoming, depending on responses provided.
