(Note phone and cable line were on site in original area of sign, though title report provided by applicant was clear of easements and no origininal site plan was legible to show an easement. Sign is now shifted north on site to 17' off northern driveway and still at 20' setback off Prudence.) No engineering - no footer inspection needed.
The sign above the arched entry must be removed during installation of this detached monument sign at the north side of the site. Inspector alerted via permit conditions. |

1) Maximum sign area for multi-family residential is 50 square feet. The existing sign on the entry feature is nonconforming as a freestanding sign for height. It is understood the requested sign is to replace that nonconforming signage. Further understood removal of lettering over drive up portal will be done with installation of new monument sign. **Contractor, provide written confirmation signage to be removed during install of new sign**. (Clarify - If a variance to increase sign area is requested, submittal of a master sign program is required and must be approved to maintain the existing sign and add the new sign, as the sign area altogether will exceed 50 square feet by approximately 35 feet. In that case, the proposed sign cannot be installed until such time as a master sign program is approved.)
2) Provide a copy of the site plan for this property to ensure the sign is not within any easements.
3) Understood height, sign area, and sight visibility triangles are within code.
4) Actual sign setbacks off Prudence will depend further on any easements on site. There are several in right of way plan, but not all potential easements for utilities are shown in right of way, hence the further need for the site plan. Acknowledged the minimum setback of 20' is shown on plans.
5) email further data to Heather.Thrall@tucsonaz.gov and please let us know if you require an application to the Master Sign Program process.
6) Also, contractor emailed a copy of the paving plan as courtesy for 90' wide Right of Way and proximity of 45' centerline to PL, 19' proximity from curb to PL shown on plan.
