SDRC Review:
The Singular Sign Design Option (SSDO) request is to vary:
1) Primary Monument Sign - request to exceed 20 square feet maximum sign area of a freestanding sign (for approximately 32 square feet) for an multi-family residential development premise in the Scenic Corridor Zone District. 7A.11.E.3.b

2) Primary Monument Sign - along Craycroft Road, request to exceed the number of allowed freestanding signs along a scenic corridor with less than 850' of street frontage for the overall PAD-22 premise. (UDC 7A.11.E.3.a.) The Craycroft frontage of the Rio Verde Village PAD is approximately 640' feet, which allows for the one (1) existing monument sign. The proposed monument sign would be the 2nd freestanding sign within this described frontage. (For reference, see prior sign permit for monument serving commercial region of premise.)

1) Acknowledged easement recordation on block 8 at driveway entry to overall development for purposes of sign display dedicated for block 9 (apts).
A) To accomplish an on-site sign for the apartments parcel of block 9, provide updated sign easement that shows continuation from current easement outline to property line of block 9 (apts), running along driveway. Continuation to be a minimum of 1' wide - ok for access across. Sign easement should have maintenance agreement, "allowing block 9 owner and representative to access/install/maintain freestanding sign for use of block 9, on block 8, via easement and to utlilize block 8 for such purposes (i.e. I'm referring to allowing parking construction trucks, auger and cement pour use...etc.) Legal description needed for full sign easement. Written property owner consent of block 8 needed for agreement to allow easement on block 8 for use of block 9 signage.

2) The location is along two scenic corridors, per City of Tucson Major Streets and Routes map: River Road and Craycroft Blvd. As such, the Scenic Corridor District of the Sign Standards is the applicable sign district, Unified Development Code (UDC) Article 7A.11.3.E.3.b limits the sign area for a freestanding sign for a multi-family residential use to 20 square feet. The sign cabinet exceeds that and will be referred to the Master Sign Program process.

3) Per 7A.11.3. Scenic Corridor Zone - provide night view drawing to ensure light is emitted only through copy/logos and opaque background provided otherwise.

4) The total number of allowed freestanding signs along Craycroft, excluding the QuikTrip property developed in the county, is 1 sign. This sign will be referred to the Master Sign Program for an additional sign along the Craycroft frontage of the overall development.

5) Grade check underway for height and setback proximities. Acknowledged shown 8' from property line/start of scenic buffer along Craycroft and meets 20' minimum on diagram for setbacks from street curbs.

6) Provide engineering calculations/diagrams for adequate footers for structure with surface area over 60 square feet, per IBC.
