07/15/2019 INSP - INITIAL CODE ENFORCMENT Approved MET WITH TFD CAPTAIN ON SITE WHO STATED THEY WERE CALLED T FOLLOW UP ON A SITUATION WHERE SEVERAL PEOPLE WERE CALLING DUE TO ROOF LEAKS. I THEN MET WITH PROPERTY MANAGER LORA DARBY WHO INFORMED ME THAT THEIR ROOFING COMPANY HAD BEEN OUT LAST WEEK AND STARTED WORK ON THE ROOF, HAD REMOVED THE ROOF COVERING AND STARTED TO DRY IN THE ROOF BUT HAD NOT COMPLETED THE JOB. MONSOON RAINS CAUSED THE ROOF TO LEAK ON THE NORTH SIDE OF THE COMPLEX ONLY. LORA DARBY STATED THAT BECAUSE OF THE CALLS THEY HAD RECEIVED, REGIONAL MANAGER DECIDED TO PUT THE OCCUPANTS ON THAT NORTH SIDE UP IN A MOTEL FOR AS LONG AS NEEDED. MANAGEMENT TEAM HAD BEGAN THE PROCESS OF INFORMING OCCUPANT IN UNITS 7 THRU 14 THAT THEY WOULD BE PLACED IN A MOTEL AND FOR THOSE WHO NEEDED TRANSPORTATION, THAT ALSO WOULD BE PROVIDED. THE PROCESS HAD STARTED BEFORE MY ARRIVAL.
MY INSPECTION FOUND THAT LEAKS RANGED FROM MINOR LEAKS TO 4 FT X 4 FT SECTIONS OF CEILING COLAPSE. NOV WAS ISSUED TO COMPLETED THE ROOF AND MAKE CEILING REPAIRS WHERE NEEDED. NOV WAS SIGNED FOR BY LORA DARBY. MAINTANENCE DID A VERY GOOD JOB OF PLACING OCCUPANTS PROMPTLY NO MATTER WHAT SIZE THE LEAK. COMPLIANCE / CLOSE CASE.
