Mike - This site is a stand alone premise under current code (parking /access / separate from other lots).
I understand why you're questioning the 50 x 3 for the sign area calculation, as that is for the building length.
The lot line length may actually be used to calculate to total sign area, as this is currently a single tenant with as a premise. There is a dividing wall shown on an aerial for this building that indicates some time ago, more than one tenant was present, or an addition was done to this building, which would have made this a sign area allowance per tenant on the lot (hence the notes for 50' linear feet x 3 for sign area for the building, and then freestanding signs were also calculated separately based on type of premise, as you may recall).
So, using lot line, please take off 32 sqft for existing monument. Then, ensure no more than 30% of the building elevation is covered with signage, of which you will need to show building surface coverage calculations in the submittal. (ie. dimension walls and show 30% max is covered).
The applicant would now, however, be limited also to no more than 30% of the coverage of their window surface with signage (7A.10.1.E.). Their windows/door area are covered with signs.
They will have to remove some of these window signs. The alternative to touching the glass surface of the window is to hang them from the inside so as not to touch the glass, and that would be fine, no permit required. |
