UDC 7A.2.2 - applicable sign district is the Scenic Corridor Zone District (SCZ), as Houghton is a designated Scenic Route per the City of Tucson Major Streets and Routes map. The SCZ District is Unified Development Code (UDC) 7A.11.3.

UDC 7A.6.9. Street & Building Frontages:
A) Street frontage is measured as the length of a premise, lot or development fronting on a public or private street.
B) Building frontage is the measurement between two straight lines projecting from the outermost edges of a building or tenant space wall, that are perpendicular to a straight line running along the ground level or front of the measured wall.

COMMENTS:
1) Provide development plan and building plan for continued SDRC review. Further review comments may be forthcoming, depending upon information provided/confirmed on the plans. Assumed due to ownership and some information provided on sign location plans that TMC Holdings campus includes the parcel for the freestanding sign proposed on Drexel, south along an access easement to the campus site. To be verified with Developent Plan/Plat.

2) Regarding Freestanding sign:
a) UDC 7A.11.3.E.3.a - Drexel Road is a local street per City of Tucson mapping system. Freestanding signs may only be added along a Scenic Route, Arterial or Collector street. This proposed installation requires a varying request under the Master Sign Program (MSP)process of the Sign Design Review Committee (SDRC).

3) Regarding Wall signage:
a) UDC 7A.11.3.B. Maximum total attached sign area is 1.25 square feet per foot of building frontage, with a maximum of 250 square feet per tenant.
(1) Proposal requires a varying request via the MSP process to have a total of 330.57 sq.ft. total sign area on the Houghton Road building frontage. The proposal shows adding 152 sq.ft. of new non-illuminated sign area to the 1st floor of the building, while maintaining existing illuminated wall signage on 2nd story at 179.69 sq.ft. The request exceeds the sign area ratio of 1.25 x the Houghton Road building frontage of 145 linear feet = 181.25 maximum sq.ft. sign area on Houghton Road elevation, per UDC.7A.11.3.B.1.

(2) Proposal requires a varying request under the MSP process to exceed 250 sq.ft .sign area cap allowed in the Scenic Corridor Zone (SCZ) District, as shown on the plans, per UDC.7A.11.3.B.1. The proposal is to add 152 sq.ft. of non-illuminated wall signage on the west elevation of the first story of the building, facing Houghton, for a total of 435 square feet of attached building sign area. (Houghton Road building frontage provided on the plans is dimensioned at 145 feet, multiplied by 1.25, would allow a total of 181.25 square feet of attached building signage for this tenant. Existing sign area is 283 sq.ft., exceeding maximum cap of 250 sq.ft. of sign area in the Scenic Corridor Zone (SCZ) District. This proposal is for a total of 435 sq.ft. attached sign area (88.3 existing facing north into a parking lot of the site on 2nd story of the building, 16.13 existing facing south into a parking lot of site on 2nd story of the building, 179.69 existing sign area along Houghton on 2nd story of the building, with an additional 152 proposed to face Houghton = 330.57 to face Houghton Road).

B. Maximum total attached sign area:
1. For commercial or industrial uses: 1.25 square feet per foot of building frontage with a
minimum allowance of not less than 25 square feet and a maximum of 250 square feet per
tenant. Signs must be oriented toward a scenic route, arterial street, collector street, or the
interior of the premises.

The site is already over the allowable sign area from a previous sign permit.
