1) The request is to change the copy on a nonconforming pole sign face for the new tenant, Graze Burgers. The property was recently renovated from a title loans office to a restaurant use under building plans T17CM05792 and development package DP17-0119.

3) The pole sign at this location is nonconforming per the code criteria for a pole sign (exceeds sign area and height). Per Sign Standards 7A.10.2.C.2.a.1.

3) Section 7A.9.2.A. Change of Use: Any nonconforming sign may continue to be utilized as long as the occupancy of the use within the structure remains the same.
Section 7A.9.C.2. Lists retail as a different use category than a restaurant facility.

Section 7A.9.2.A. also states when a use changes from one occupancy category to antoher, all signs shall be brought into conformance with the provisions of this article.

Due to change of use, use of the sign would either cease and the structure be removed, or the applicant may seek to continue to utilize this sign for the new business via the Sign Standards 7A.7. Sign Design Option. The proposal appears to indicate a review under the Singular Sign Design Option, which must meet findings under the Master Sign Program for permanent signs. The review of such a proposal is via the Sign Design Review Committee.
