OCCUPANT STATED SHE WAS REALLY NOT STAYING THERE DUE TO THE BREAK INS OF HER APT AND WAS LOOKING TO BREAK LEASE AND GET DEPOSIT BACK. SHE STATED THAT THE MANAGEMANT DID HAVE THE DOOR JAMB REPAIRED AND I DID FIND IT REPAIRED. THE OCCUPANT DID HAVE TWO PIT BULL DOGS THAT WERE OUT OF THEIR CAGES WHEN I ARRIVED AND HAD TO BE PLACED IN KENNELS.DOGS WERE AGGRESIVE. I SAW ONE DOG YESTERDAY THAT WAS OUT OF IT'S KENNEL AND CAME TO THE WINDOWS WHEN I KNOCKED. TODAY THE OCCUPANT STATED DOGS WERE ALWAYS KENNELED. OCCUPANT STATED THAT THERE WAS ADDITIONAL DAMAGE TO THE BEDROOM DOOR AND CARPET DURING THE BREAK IN. IT APPEARED TO ME THAT THE DOOR AND CARPET WERE DAMAGED BY THE DOGS, AND THAT WAS MY FIRST THOUGHT WHEN I SAW THE DAMAGE. DOOR WAS NOT KICKED IN AND JAMB DAMAGED, THE SKIN OF THE DOOR HAD BEEN SCRAPED AND PULLED OFF. THE CARPET WAS DAMAGED IN JUST THE MIDDLE OF THE BEDROOM, ABOUT A 16" X 16" PIECE OF CARPET REMOVED AND A SECOND AREA WHERE IT LOOKED LIKE THE DOGS WERE CLAWING AT THE CARPET. THE APT WAS EMPTY JUST THE DOG KENNELS AT THE TIME OF INSPECTION. I SPOKE TO MANAGEMENT AND EXPLAINED THEY MAY BE RECEIVING A NOV BECAUSE I COULD NOT PROVE WHERE DAMAGE CAME FROM. MAINTANENCE PERSON STATED HE SAW THE DAMAGED DOOR AND CARPET WHEN REPAIRING THE FRONT DOOR. I CONTACTED MARTIN ROMERO AND EXPLAINED THE SITUATION AND TOLD HIM I FELT PUT IN THE MIDDLE OF A BAD EXISTING SITUATION. I EXPLAINED THAT MY FEELINGS WERE THE DAMAGE WAS FROM THE DOGS. MARTIN STATED WE WOULD FORE GO THE NOTICE AND ALLOW MANAGEMENT TO PROPERLY ADDRESS THE SITUATION. CONTACTED MANAGER TIMOTHY MARK AND INFORMED THEM THEY WOULD NOT BE RECEIVING THE NOV. COMPLIANCE / CLOSE CASE. |
