02/14/2018 INSP - INITIAL CODE ENFORCMENT Approved Arrived on site and met with manager of the complex, state the maintenance man was getting ready to replace the thermostat when the tenant refused to let him in this happened late last week. After that the tenant called TPD, and a police report was filed stating management had trespassed on her property. Management denies this claim States they have been trying to make arrangements to start the demo and repair of the ceiling sheetrock in the washroom and bathroom area as identified in last week's case. Tenant is unwilling to allow them into the unit so management served a 48-hour notice for repairs posted on her door as of 9 this morning. Arrived at unit with inspector Goodman and we were allowed into the unit by the tenant. Asked about the thermostat states it was not working last week however now it is working controls to Fan was put on auto and then switch to heat turned up thermostat and unit started. When temperature was lowered the unit did shut off this operation was repeated several times and each time the unit operated normally. We then discuss the ceiling in washroom and bathroom areas and stated several times that she did not want maintenance repair to come in and take care of the sagging ceiling however still wanted it repaired. This conversation went on for nearly 45 minutes back and forth. On-site management deferred any further action with this tenant to her supervisor Lisa Martinez who was contacted in a conference call with inspector Goodman tenant and I. During the conversation the tenant again refused to let them do the work. At that point management respectfully disconnected from the conversation and we advised the tenant that the City of Tucson could do no further with this case. In leaving tenant finally decided to contact Mrs. Martinez of management once again and Arrangements were made for maintenance to come in and do the repairs February 22nd and February 23rd between the hours of 9 a.m. to 2 p.m. at this point because Arrangements have been made to do the work City of Tucson will move to close out this case and let both parties complete their agreement. Supervision was included and City of Tucson will move to close out this case
