Renovated monument sign support to remain (no footer inspection required, new cabinet for sign cannot exceed 10' as measured from top of curb. Also, new cabinet may be up to 50 square feet, as shown on the submitted plans, with electronic message center. NOTE: Message may change to current code increment standards (currently 1 x per hour, may change with code amendment). Sign must provide mechanism to dim to 200 NITS from sunset to sunrise. Timer is required, plus either a laser sensor or photocell or similar to conduct proper dimming. Will be examined at inspection. Notes placed on approved plans. |

| 02/28/2017 | SIGN SITE REVIEW | Correction Required | RE: T17OT00177 - sign permit - monument sign renovation For: Eastside Covenant Church, 551 N Camino Seco Zoning: RX-1 (no rezoning) Sign District: Single Family Residential District (3-73 of Sign Code) NOTE: prior variance S-98-05 Proposal: renovate existing monument sign/maintain existing building signage. Board of Adjustment Variance Referral for sign area increase requested (emailed to contractor and in file for case). The following are review revisions for official Board of Adjustment plan set. Per Section 3-18 B: 1) Application - minor revision to indicate new sign & at 50 sqft. 2) No current sign inventory provided with submittal. Record shows 6 signs at 83.3 square feet total per variance S-98-05, 62 sqft of attached building signage facing Camino Seco + monument + courtyard signs. Affects variance request for sign area (FYI). 3) Applicant requesting variance to increase sign area to 100 sqft. To maintain 62 sqft of visible sign area off Cmo Seco, and renovate monument to 50 sqft requires 112 sqft sign area variance. (Courtyard signs do not count toward total sign area per 4-01.1.6.4 Admin Man.) Assumed existing building signage to be kept as is in sign area. 4) Sheet 2: Monument renovation a) Appears existing base to be re-used. If correct, please note and remove pole cover reference. (or provide footer detail if needed and modify picture provided). b) Clarify if entire new cabinet system, appears so from side detail. Note width of primary cabinet. c) side view appears missing drawing data layer? base missing or EMC cabinets shown in wrong place (should be moved up)? d) note attachment for EMC cabinets to what appears is a new cabinet system on the side view. e) note how new main cabinet system to be attached to exist base f) height shown from grade at base, acknowledged no slope seen from google street view. Sign height is taken from top of curb per Sign Code determination dated 8/26/13. Please note on plan that "sign height will not exceed 10' from top of curb." 5) 3-53.B. Please note "Electronic Message Center shall not change message more than one time per hour and cannot have any form of animation." NOTE: Outdoor Lighting Code Review will be done by Dan Santa Cruz on resbumittal. He has asked for the following to be added: OLC Ch. 4 & 5 1) 501.5 Sign to dim to 200 NITS from sunset to sunrise. 2) 501.5 Indicate method of controlling light brightness (sensor?). 3) 403.5.1 Note timer shall be provided. |
