There were several items find requiring repair: Windows/doors: front storm door was not installed to standards resulting in a large gap at the bottom to the outside; front window is broken and unable to be secured; rear sliding door does not slide well and cannot lock properly; closest in both bedrooms are missing doors; door frames to both bedrooms are damaged, including drywall; bathroom door appears to have been previously damaged and repaired, but is not acceptable for use; knob is loose; sw bedroom window does not lock. Walls/celing: holes in walls and ceiling in SW bedrrom has been previously water damaged and requires paint. Baseboard heaters; hardwired baseboard heaters are unsafely damaged and missing covers, tenants have been unable to turn them on. Smoke detector: missing. Electric: outlets tested worked and were wired properly, but several were missing covers. Kitchen: bottom counter/cabinents are loose and moving away from wall. Plumbing: kitchen sink drain leaks. Rear yard: Wood panel fencing on both sides is dilapidated and not structurally sound, missing slats or not constructed with good workmanship. Rodents: evidence of rodent infestation in kitchen, broiler drawer. |
