09/26/2016 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE A COMMERCIAL BUILDING WITH SIX UNITS BELOW A CONCRETE /PAVEMENT ROOF, ROOF IS USED FOR PARKING WITH 21 PARKING SPACES. WAS ABLE TO GET INSIDE 4 of 6 STORES AND DID FIND LEAKS IN ALL 4 UNITS. ALL TENNANTS STATED IT IS ONGOING ESPECIALLY DURING BIG MONSOONS IN THE SUMMER TIME OR HEAVY RAINS IN GENERAL. EXPOSED CONCRETE IS OLD ANDSHOWS CRACKING ALONG THE RAMP AREA, BUT UP TOP IS PAVED AND UNABLE TO SEE CRACKING. ROOF DOES HAVE PROPER WATER FLOW TOWARDS THE SCUPPERS. THERE ARE NO LARGE CRACKS SHOWING IN THE PAVED AREA.
INTERIOR CEILINGS ARE DROPPED ACOUSTICAL TYPE CEILINGS. LEAKING WAS ECIDENCED BY BROWN STAINING ON THE TILES. UNIT 67 HAD ONE OR TWO TILES THAT ABSORBED TOO MUCH WATER AND BROKE.
REVIEWED CASE WITH RICK SALDATE WHO ASKED I SPEAK WITH CLAYTON TREVILLYAN OUR BUILDING OFFICIAL AND I DID. CLAYTON STATED THE CITY WOULD NEED TO REQUIRE A ENGINEER TO GIVE AN ASSESMENT OF THE BUILDING AND DID NOT THINK THAT WOULD BE SUITABLE SINCE WE ARE UNSURE EXACTLY WHERE THE LEAKS ARE COMING FROM AND WE ARE NOT DEALING WITH A STRUCTURAL ISSUE. I DID INFORM CLAYTON THAT THE OWNERS MAINTANENCE PERSONAL ARE REPLACING THE TILES IN THE DROPPED CELING WHEN THEY ARE INFORMED, I DID EVIDENVE THAT IN NUMBER 35, AND THE OWNER OF THE BUSINESS SHOWED ME AN AREA WHERE THE TILES WERE REPLACED.
I AGAIN REVIEWED THE CASE WITH RICK AFTER SPEAKING WITH CLAYTON, RICK AGREED THAT THERE WERE NO STRUCTURAL ISSUES, IT WOULD BE DIFFICULT TO RECREATE A MOONSOON RAIN TO DETERMINE THE ORIGIN OF LEAKS AND BECAUSE DROPPED CEILING TILES WERE BEING REPAIRED THAT WE DID NOT HAVE A CASE AT THIS TIME.
