08/11/2016 | INSP - INITIAL CODE ENFORCMENT | Approved | While working on another property, T.P.D. called to have the property checked for electrical issues and some min. housing conditions. Did call supervisor Rick Saldate to let him know and he said to take the case. The property has electrical wiring that has been connected to a sub-panel and the condutors are not is conduit and the sub-panel has wiring that is touching the sharp edges going into the panel. The panels are lacking the dead fronts. Another panel has been added to the sub-panel. At the main panel going to the building has another sub-panel that has been added and the panel is for interior use and not for exterior use. Has conduit that is design for interior use and being used on the exterior. Has an area where the conduit is bent and has come apart. The conduit that is bent is being used for the baseboard heaters. Unit #3 has water on the floor that is coming from the kitchen sink where the drain is not connected properly and has buckets to catch the water that leaks from the drain. Has roaches, exposed wiring in electrical boxes, light fixtures missing globes or parts, the front doors not able to lock due to damage on the jambs on the wood door and the metal security door. Has a large mattress on the floor and a couch in the sleeping area and not able to walk around. This unit is being condemned. Did go into unit #4 and has plywood on the front window and has broken glass, a broken outlets and the tenant keep getting shocked. This unit was also being condemned. Units #1, #2, #5, #8, #9, #12, #14 were vacant and secured. Units #6 and #7 were OK. Unit #10 is where the maintenance is staying and has his items for the property being stored. Unit #11 has issues with the electrical outlets and plumbing. Unit #13 the front door is not sealed and can see daylight when the door is closed. The owner did show to the property and was told of the issues on the property. Did show her and she went and picked up the maintenance man to come and check the issues. She was trying to get a electrician to come and check the property. The owner was advised that if an electrician was not able to come to the site that the power would be removed at the pole due to the amount of issues on the electrical on the north side of the building. She was trying to call her husband and they were trying to find an electrician. The maintenance man was brought to the site and he was able to address the issues on the electrical. When the electrical was removed to the sub-panel on the northeast side, the power was removed to Units #11, #12, #13. The tenants in #11 moved to unit #10 and all was OK and working to move in. The tenant in #13 moved into #9 and the unit needed to be cleaned and the cooler repaired to move the tenant in. Those repairs were completed while on site. The tenant from #4 moved into unit #8 and was not happy to stay in the unit but was moving items into the unit. Some work was being done on the door locks due to the tenant was not happy with the locks. They also installed light bulbs. Did do possting of "Do Not Enter" on the front windows of #1, #2, #3, #4, #11, #12, and #14. The owne signed all the paperwork. The conduit that was bent and the power was removed, was for the baseboard heaters for the units. Did take pictures and advised the owner that will come back to the site during the day to look at other items. Did not go on the roofs. Did leave the site while the owner was dealing with the tenants. Did have to go back to unit #4 due to the tenant kept going into the unit to get the items out. The door was screwed shut. Did also screw the door shut on unit #3 due to the tenat left items in the unit to come back tomorrow. RV. |
