06/15/2016 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, MET WITH TFD WHO INFORMED ME THAT A HEAD IN THE FIRE SPRINKLER SYSTEM WAS BROKEN IN THE VACANT UNIT OF 1202. VISITED UNIT 1202 AND FOUND WATER THRU OUT THE FLOOR OF THE UNIT, AND UNIT WAS COMPLETELY VACANT, UNIT WAS NEWLY REMODELED. DOWNSTAIRS IN UNIT 1102 I FOUND A NEWLY REMODELED UNIT WITH WATER COMING THRU THE CEILING ONLY IN ONE SPOT, WATER WAS BEING CAUGHT IN BUCKETS BUT STILL ALOT OF WATER ON THE FLOOR.
LOOKED AT THE BROKEN SPINKLER HEAD AND FOUND IT WAS ACTUALLY A PLUG IN THE LINE AND DID NOT APPEAR TO BE CORRECTLY INSTALLED.
TFD THEN CALLED THEIR FIRE SUPPRESION INSPECTOR OUT TO THE PROPERTY, HE AGREED THE PLUG WAS NOT INSTALLED AND CHECKED THEIR FIRE SPRINKLER SYSTEM AND FOUND IT HAD BEEN TURNED OFF.MANAGER CONTACTED THE APTS FIRE SUPPRESION PERSON WHO WAS IN ROUTE FROM PHOENIX. TFD SPOKE WITH PROPERTY FIRE SUPPRESION PERSON, CONVERSATION SEEMED SKETCHING, CHECKED THE APTS. SYSTEM FOUND IT COULD HAVE BEEN OFF FOR AT LEAST ONE TO TWO WEEKS.
AT THAT POINT TFD SERVED A ORDER TO ESTABLISH A FIRE WATCH AND THAT WAS SET UP FOR THE MANAGER AND MAINTANENCE PERSON. TFD ALSO REQUESTED THAT WILDCAT SUPPRESION COMPANY, THE LAST COMPANY TO CHECK THE SYSTEM BE CALLED TO CHECK AND RECHARGE THE SYSTEM. MANAGEMENT DID CALL WILDCAT, THEY WOULD BE OUT IN FORTY FIVE MINUTES AND TFD DECIDED THEY WOULD WAIT FOR WILDCAT TO GO OVER THE SYSTEM.
IN THE MEAN TIME, MAINTANENCE HAD RETRACTED ALL WATER FROM BOTH UNITS. THE ONLY REPAIR REQUIRED AT THIS POINT WAS THE CEILING AREA 2 FT X 2FT. A NOV WAS NOT REQUIRED AS DRYWALL WAS REMOVED PRIOR TO MY LEAVING THE UNITS.
OCCUPANT IN 1102 WAS PUT UP IN A MOTEL UNTIL UNIT COMPLETELY DRYED OUT. OCCUPANT WAS OK WITH THAT DECISION. ONLY ONE LIGHT FIXTURE WAS AFFECTED BY THE WATER.
NOV WAS NOT REQUIRED. ALL PROPER ACTIONS WERE ENFORCED BY TFD. NO VIOLATIONS / CLOSE CASE.
