| 03/18/2016 | INSP - FOLLOW UP CODE ENFORCE | Approved | VISITED SITE FOR A SECOND FOLLOW UP INSPECTION, MET WITH MAINTANENCE PERSON WHILE ON MY WAY TO THE UNIT FROM THE OFFICE, MAINTANENCE STATED THEY COMPLETED ALL THE WORK FROM MY NOV AND REPLACED HIS A/C UNIT AFTERWARDS. I ASKED ABOUT HIS HOTWATER HEATER. MAINTANENCE STATED THEY HAVE NOT RECEIVED ANY COMPLAINTS OR HAD ANY WORK ORDERS FOR THE HOTWATER HEATER, BUT HE SUGGESTED BEFORE WE GO ANY FURTHER THAT I SPEAK WITH MANAGER STEPHANIE. MET WITH MANAGER WHO STATED THAT ON OR APPROX AROUND 3/09/16 THE TENNANT WAS SEEN NUDE OR WEARING A THONG IN THE COMPLEX AND TRIED COAXING A CHILD INTO HIS UNIT, SINCE THEN TPD HAS BEEN CALLED 5 TIMES. OCCUPANT HAS BEEN GIVEN A NOTECE FOR "IMMEDIATE TERMINATION OF LEASE", AND WILL BE OUT ABOUT THE 27TH OF MARCH. MAINTANENCE PERSON STATED NO OTHER WORK HAS BEEN DONE INSIDE THE UNIT BECAUSE THE OCCUPANT HAS PAINTED THE INTERIOR WALLS BLACK OR BLUE, WINDOW PAINTED BLACK WITH A PEEP HOLE TO SEE OUT, AND NEWLY PROVIDED CLOSET DOORS PAINTED BLUE. HE HAS PAINTED PRIVACY DOOR OUTSIDE BLUE, AND PAINTED STEPS AND CRACKS IN THE SIDEWALK WITH A BRIGHT ORANGE PAINT. MANAGEMENT ALSO FILED A CASE WITH TPD. MANAGE WILL NEED TO REPIR OR REPLACE ANY DAMAGE DONE TO THE UNIT, WILL NEED TO REPAINT AND RECARPET THE UNIT. THEY ARE UNAWARE OF THE COMPLETE DAMAGE BECAUSE OCCUPANT HAS LOCKED HIMSELF IN AND WILL NOT ALLOW ANY ONE TO ENTER THE UNIT. OCCUPANT IS NOT ANSWERING THE DOOR KNOWING IT MAY BE TPD. MAINTANENCE STATED HE IS INSIDE WILL NOT ANSWER FOR ANYONE. MANAGER STEPHANIE PROVIDED 5 POLICE REPORTS, COPY OF INTENT TO TERMINATE LEASE, AND TERMINATION OF LEASE EFFECTIVE 3/18/16. STEPHANIE STATED THAT ONCE THE OCCUPANT IS OUT THEY WILL BEGIN REPAIRS ON THE UNIT AND FULL EXTENT OF DAMAGE. ** SHOWED RICK SALDATE THE POLICE REPORTS AND TERMINATION OF LEASE. EXPLAINED TENANT SHOULD BE OUT BY THE 27TH AND THAT ALL REPAIRS TO THE UNIT WILL BE REQUIRED BECAUSE OF OCCUANT DAMAGE. RICK STATED TO CLOSE OUT CASE COMPLETE AND ALLOW MANAGEMENT TO MAKE REPAIRS ONCE THE TENANT IS OUT. COMPLAINCE / CLOSE CASE. |
