At site, broken water pipe inside the kitchen wall. Water leaks out under the kitchen cabinets. The carpet is wet in the bedroom on the other side of the kitchen. The toilet in the master bath is not secured to the floor and leaks water. There are several outlet box without receptacle and switch covers. A receptacle is broken near the hallway. The ouside receptacle is not secured to the box. There is an outside electrical LB without a cover in front of the home. The electrical service panel is missing breaker knockout covers, not all breakers are labeled and the dead front is not secured. None of the smoke detectors work, missing or dead batteries. The tenant, Mike stated that he would get batteries today. I'll follow up with the tenant tomorrow to make sure the smoke detectors work. F/U 30 days. |
