I EXPLAINED TO INEX THAT TIME WAS EXTENDED UNTIL 12/07 DUE TO THE OWNERS NOT BEING ALLOWED TO GAIN ENTRY. I SUGGESTED SHE CONTACT NEW MANAGER APRIL, MAKE ARRANGEMENTS WITH APRIL AND THE OWNER ON A TIME SHE COULD ALLOW MAINTANENCE IN TO COMPLETE REPAIRS TO THE SHOWER.
ON 11/20 I RECEIVED A CALL FROM JANA HAPPEL INFORMING ME THAT SHE WAS REPRSENTING INEZ IN UNIT #106 AND BASICLLY INFORMED HER THAT OWNER IS CLAIMING THAT TENNANTS ARE NOT ALLOWING ENTRY SO THAT REPAIRS CAN BE COMPLETED. I ALSO WENT OVER WITH MRS HAPPEL THAT I SUGGEST WITH INEZ SHE CONTACT OWNER OR MANAGER TO SET A TIME WHEN MAINTANENCE CAN COME IN AND MAKE REPAIRS. IALSO SUGGESTED TO MRS HAPPEL THAT SHE CONTACT THE OWNER SO THAT A TIME CAN BE SET. AFTER MY CONVERSATION WITH MRS HAPPEL I ALSO CONTACTED MANAGER APRIL AND INFORMED HER OF MY CONTACT WITH INEZ AND MRS HAPPEL AND SUGGESTED SHE ALSO SET UP A TIME FRAME WITH THE TENNANT TO MAKE REPAIRS. APRIL REPLIED THAT MAINTANENCE WAS OVER ON MONDAY 11/16/2015, THEY SPOKE WITH INEZ WHO ASKED THEY WAIT TO ENTER UNTIL HER SON WAS HOME. APRIL STATED THE SON NEVER SHOWED UP. I THEN SUGGESTED TO APRIL THAT THEY POST A 24 HR NOTICE TO ENTER THE UNIT TO MAKE REPAIRS AND PLEASE DOCUMENT THEIR ATTEMPTS TO ENTER OR DOCUMENTS FOR ALL WORK ALSO BEING COMPLETED.
11/10/2015 INSP - FOLLOW UP CODE ENFORCE Approved REVISITED SITE, SPOKE WITH MAINTANENCE FIRST, JAMIE STATED ALL HE KNEW WAS THAT ON FRIDAY 11/6, THE TENANTS WERE GIVEN A 5 DA EVICTION NOTICE. THEN SPOKE WITH MANAGER AMANDA WHO STATED TENNANTS WOULD NOT SIGN THE EVICTION NOTICE AND AMANDA STATED SHE JUST GOT BACK FROM SENDING THE NOTICE CERTIFIED. I THEN SPOKE WITH THE TENANNTS WHO AGAIN STATED OWNER HAS NOT ATTEMPTED TO TRY TO MAKE AN APPOINTMENT TO GET INSIDE THE UNIT. ALSO STATED THEY CANNOT HOLD BACK ON RENT AND SUGGESTED THEY CONTACT ARIZONA LEGAL AID FOR FURTHER LEGAL ADVICE. EXTENSION GRANTED ON 11-16
11/09/2015 INSP - FOLLOW UP CODE ENFORCE Approved RECEIVED CALL FROM TENANT THAT SHOWER HAS NOT BEEN FIXED AND ONLY GOTTEN WORSE. REVISITED SITE FOUND TILE HAD BEEN COMPLETED IN THE SHOWER FLOOR UP TO THE FIBERGLASS SURROUND, DID FIND WET TOWELS ON THE BATHROOM FLOOR THAT ARE SOAKING UP WATERFROM THE SHOWER. FOUND NO SHOWER CURTAIN AND ALTHOUGH WATER APPEARS THAT THE SHOWER SHOULD BE DRAINING THERE IS WATER BUILD UP AROUND THE DRAIN. TENANTS AT ONE TIME WERE TOLD THEY WOULD BE MOVED INTO ANOTHER APT BUT NOW SAY THEY ARE NOT BEING ALLOWED TO MOVE INTO UNIT 105. I DID CHECK 105 AND AT THE TIME OF INSPECTION THE UNIT HAS HAD ALOT OF WORK DONE BUT NOT COMPLETED.

CALLED AND SPOKE WITH THE OWNER WHO STATED TENNANTS ARE NOT ALLOWING THEM IN TO FINISH THE WORK AND BECAUSE OF ALL THE PROBLEMS CAUSED BY THE TENNANTS, OWNER STATED HE WILL BE GIVING THEM ANOTHER 5 DAY EVICTION NOTICE. OWNER STATED HE HAS HAD ENOUGH AND SHOULD NOT HAVE TO GO THRU ALL THE PROBLEMS. OWNER ALSO STATED HE HAS A CREW ONSITE THAT ARE MAKING REPAIRS TO ALL EMPTY UNITS AND COULD GET THE SHOWER COMPLETED QUICKLY AND ALSO STATED HE IS WILLING TO PUT THEM UP IN A HOTEL IF NECESSARY, BUT WILL STILL BE EVICTING THEM.
** LATER SPOKE WITH SUPERVISOR RICK SALDATE AND EXPLAINED THE ENTIRE SITUATION MENTIONING THAT STORIES FROM THE TENNANTS AND OWNER CONTINUE TO CHANGE. TENNANTS COMPLAIN, ARE EVICTED. THEN ALLOWED TO STAY, COMPLAIN WORK IS STILL NOT GETTING DONE AND THEN RECEIVING A SECOND EVICTION NOTICE. TENNANTS ALSO TOLD THEY WILL NOT BE RELOCATED, CAN SIGN A NEW LEASE AND WILL BE REQUIRED TO PAY NEW DEPOSIT. TENNANT GETS CURRENT ON RENT AND BECAUSE WORK STILL NOT GETTING DONE HOLDS BACK RENT.
**OWNER STATES HE CANNOT GET INTO UNIT TO COMPLETE THE WORK, HAS THE CREW ON SITE TO COMPLETE THE WORK. I EXPLAIN NOV STATES HE NEEDS TO BE COMPLETED BY 11/12/2015.
SUPERVISOR RICK SALDATE ASKED I RETURN AND TELL THE TENNANTS THEY MUST MAKE ARRANGEMENTS WITH THE OWNER TO ALLOW HIM ENTRY TO GET THE WORK COMPLETED, AND MOVE FORWARD. RICK WAS ALSO INFOMRED THAT BECAUSE THERE IS NO REAL LEASE, ONLY NOTH TO MONTH THAT THEY COULD BE REMOVED AT THE END OF THE MONTH OR COULD RECEIVE A 5 DAY EVICTION.
10/21/2015 INSP - FOLLOW UP CODE ENFORCE Approved REVISITED THE SITE, HAND DELIVERED NOV TO MANAGER AMANDA BOYCE, BOTH COPIES OF NOV WERE SIGNED BY AMANDA. WALKED OVER AND SPOKE WITH TENANT JOSHUA, ALSO PROVIDE HIM A COPY OF THE NOV AND ASKED HE WORK WITH THE OWNER AND MANAGER TO ALLOW ENTRY SO THAT SHOWER CAN BE COMPLETED.
