Called Arco plumbing, spoke to Larry, he stated that they called in to have the plumbing inspected on Friday. No other violations have been address. Called that owner, he stated that he has a management company and I should call them for an update on the repairs. F/U 30 days.
09/30/2015 INSP - FOLLOW UP CODE ENFORCE Approved At site with Inspector Dan I. We spoke to tenants Julie and Larry. There was a gas leak under the home the home. The tenant contacted Southwest gas. SW gas inform her and the owner that the gas pipe under the home needed to be replace before the gas could be restored. At the home, we found other issues that also need to be corrected.
Supply line gas pipe is deteriorated.
Pool water is stagnant and green.
ELECTRICAL ISSUES:
Outside below the panelbox is a broken ground wire.
Outside ceiling fan is not properly installed.
Outside light switch to fan is not working properly.
Outside and inside electrical panelboxes are not labeled or is too faded to read.
Dimmer switch in dinning room is not working properly.
The light fixture attached to the ceiling fan in the kitchen is loose.
Outlet in furnance room is missing a cover.
Extension cord wiring is being used to power the disposal under the sink.
Electrical counter top outlet by the stove is not working properly.
PLUMBING ISSUES:
Water leak under the sink.
Dishwasher drain hose is lower than the sink, no air gap.
Shower stall is missing tiles and the water leaks through the wall next to the toilet.
Shut off valve to toilet leaks.
The water shut off float inside the toilet tank and flapper not working properly.
Toilet in the hallway bathroom doesn't drain properly.
Water heater installed without a permit.
Water leaks into the home around the hallway bathroom exhaust vent and through the ceiling in the master bedroom when it rains.
Property is not registered as a rental with the assessor office.
