| 06/17/2015 | INSP - INITIAL CODE ENFORCMENT | Approved | PRIOR TO VISITNG THE PROPERTY I TRIED CONTACTING THE OWNER, BUT ENDED UP LEAVING A MESSAGE, INFORMED HIM WHO I WAS AND THAT I WAS CALLING CONCERNING A COMPLAINT AT 1505 N YAVAPAI #2 ASKED HE RETURN MY CALL AND GAVE MY CONTACT INFORMATION. I MET ON SITE WITH TENANT JODIE KENNEDY ASKED IF SHE HAD ANY PROBLEMS WITH THE OWNER AND IF SHE WAS CURRENT ON RENT. SHE STATED THERE WERE NO PORBLEMS EXCEPT THAT SHE HAS NO A/C AND STATED SHE WAS CURRENT ON RENT. I ENTERED THE UNIT, MY FIRST OBSERVATION WAS THAT IT WAL COOL THE UNIT WAS FAIRLY CLEAN, LITTLE FURNITURE, FANS ON IN THE LIVINGROOM AREA. I CHECKED THE A/C CLOSET, THERE WERE NO OBVIOUS SIGNS, TENANT STATED WHEN SHE TURNED THE A/C ON NOTHING HAPPENS. WE TALKED ABOUT THE POSSIBLITY OF COILS FREEZING OVER, I ASKED SHE TURN THE THERMOSTAT DOWN TO 73 DEGREES, I CHECKED THE SUPPLY AIR GRILLES IN THE KITCHEN AND LIVINGROOM BUT DID NOT FEEL AIR BEING PUSHED OUT FROM THE SUPPLY GRILLES. EXPLAINED TO THE TENANTS I WOULD BE ISSUING A N.O.V. ASKING FOR THE OWNER TO HAVE THE A/C UNIT CHECKED. TENNANTS DID ASK AT THAT POINT IF I WOULD INCLUDE A FEW OTHER ITEMS THRESHOLD ON CARPORT DOOR, MISSING COVER PLATES AND APPLIANCES. I STATED WE DID NOT INSPECT APPLIANCES, AND THAT I WOULD PREFER THEY GIVE THE OWNER A WORK ORDER BY MAIL SO THEY HAD SOME KIND OF A PAPER TRAIL SHOWING THAT THEY REQUEST THE REPAIRS AND THAT THE REPAIRS WERE NOT BEING DONE BY THE OWNER. WE WENT OVER THE PROCESS AND JODIE'S MOM STATED SHE UNDERSTOOD THE PROCESS. NOV WAS ISSUED ON SITE WITH A 24 HR ABATEMENT TIME, WENT OVER THE NOV WITH THE TENANTS, AND THEN POSTED A COPY OF THE NOV ON THE WINDOW IN THE CARPORT SO THAT IT COULD BE SEEN BY THE OWNER. AFTER POSTING THE NOV I TRIED CONTACTING THE OWNER AGAIN, LEFT A MESSAGE STATING I WAS ON SITE AND WAS ISSUING THE NOV FOR REPAIRS TO BE MADE TO THE A/C UNIT WITHIN 24 HRS, AND AGAIN LEFT MY CONTACT NUMBER. NUMBER WAS ALSO PLACED ON THE NOV. AT APPROXIMATELY 8:30 PM I DID RECEIVE A CALL FROM MR THOMAS STATING THAT HE HIS NEIGHBOR WHO IS A LICENSED CONTRACTOR WAS LOOKING AT THE UNIT. MR THOMAS WANTED TO EXPLAIN TO ME WHAT THE PROBLEMS WERE. I ASKED INSTEAD HE HAVE THE CONTRACTOR CALL ME SO THAT I KNEW EXACTLY WHAT THE PROBLEMS WERE. MR THOMAS STATED HE WOULD HAVE THE CONTRACTOR CALL. |
