Aged structure had been converted from one type of structure into a dwelling unit, including attached porch structures, without permits and not to adopted code. Unit has added electrical, water, and gas utilities, all of which have been installed without permit. Electrical wiring and fixtures and outlets are not to code and hazardous in areas. No smoke detectors or acceptable egress inside unit. Dilapidation of wood components are present that show signs of structural instability in places, particularly attached areas. Unit was condemned due to hazardous electrical, dilapidation, and lack of permitted work. Other violations on property: Main service panel for duplex was upgraded after March 2011 without permits. Water heaters for duplex on north and south sides of main structure were installed without permits; venting is not to code and may lack appropriate gas shutoff; rear unattached accessory structure in southeast portion of property is highly dilapidated with portions resting on unstable portions of rear block wall and has added electrical without permit; washer/dryer area near main structure has electrical, water, sewer, and gas connections and fixtures added without permit. Accumulation of vegetation on property, primarily rear yard and abutting south right-of-way. 30'+ palm tree in south side yard has dead fronds from top to bottom; accumulation of refuse on property including scattered debris, wood, discarded items.
