KRIS ALSO STATED THAT WHEN THEY WENT OVER, MAINTANENECE WAS NOT ALLOWED IN TO COMPLETE REPAIRS. VISITED APT #101, MET WITH TENANT VICTORIA BROWN. SHE MENTIONED SHE HAD ONLY BEEN IN THE UNIT 1 1/2 WEEKS. I FOUND THE PLACE A MESS, ITEMS ALL OVER THE FLOOR. LIST OF COMPLAINTS QUICKLY WENT FROM TWO TO MANY TO 10-12 ISSUES. FINDINGS ARE AS FOLLOWS: > TUB LEAKING. TUB WAS CHIPPED BUT NOT CRACKED OR LEAKING AND NOT A SAFETY ISSUE. TENNANT STATED THE SHOWER HEAD AND MIXER VALVE WERE LOOSE AND TUB SHOWING MOLD. FIXTURES WERE PROPERLY INSTALLED BUT MOVEMENT CAME FROM WITHIN THE WALL AND NOT LEAKING. TUB WAS PROPERLY CAULKED AT THE BASE OF THE FIBERGLASS TUB SURROUND. (2) CABINET SINK FLOOR WAS WARPED. MAINTANENCE HAD REPLACED THE FLOOR OF THE CABINET IN TWO PCS BUT WAS NOT ACCEPTABLE TO THE TENANT. (3) KITCHEN STOVE IS BEING REPLACED BY STOVE IN #302, KITCHEN IS A MESS WITH BELONGINGS ALL OVER THE KITCHEN FLOOR, MAINTANENCE ASKED SHE CLEAN THE KITCHEN AREA. A REASONABLE REQUEST. (4) KITCHEN CABINET FLOORS WERE NOT ACCEPTABLE, FLOORS IN THE PLUMBING CABINET HAD BEEN REPLACED. DRAWERS IN THE KITCHEN CABINETS ALSO STICKING. (5) FRONT WINDOW DAMAGED (BY TENANT) NEED TO BE REPLACED. (6) AIR FILTER NEEDS TO BE REPLACED. (7) RECEPTICLE NEEDS COVER PLATE IN LIVINGROOM (8) TENANT STATES THAT THE KITCHEN NEEDS PAINT. PAINT LOOKED FINE PROBABLY RECENTLY PAINTED. I GAVE THE MANAGER AND MAINTANENCE PERSON A PUNCH LIST OF THE ITEMS THAT NEED TO BE ADDRESSED SINCE THEY DID NOT RECEIVE INFORMTION OF THE ISSUES. MY LIST IS AS FOLLOWS. (1) REPLACE THE STOVE. (2) FIX THE FRONT WINDOW (3) PROVIDE OUTLET COVER IN THE KITCHEN. (4) CAULK THE TUB. (5) CHECK LOOSE FIXTURES IN TUB/SHOWER (6) REPAIR DRAWERS IN THE KITCHEN CABINETS. (7) REPLACE THE AIR FILTER. I ASKED MAINTANENCE TO MAKE REPAIRS WITHIN SEVEN DAYS. I CONTACTED KODAC TO INFORM CASE MANAGER RONNIE OF MY FINDINGS, LEFT A MESSAGE ASKING HE CONTACT ME. ALSO INFORMED HIM OF THE CONDITON OF THE APARTMENT. ** SPOKE TO MARTIN ROMERO, INFORMED HIM OF THE CASE, MY FINDING ALONG WITH ADDITIONAL ISSUES, AND HOW I HANDLED THE CASE ALLOWING MAINTANENCE TO MAKE ALL CORRECTS DUE TO NO IMMINENT HAZARDS AND THE FACT THAT MANAGEMENT WAS NOT NOTIFIED. |
