Items compliant: 1) egress on the single residential unit has been re-established; 2) accumulation of vegetation has been removed; 3) venting on the two water heaters has been repaired; 4) extension cords removed at time of inspection. Rear carport partially dismantled. Owner did not allow inspection of renovated attic/2nd floor area and we were not able to inspect the single residential unit for operable smoke detectors and were not repaired per owner. Accumulation of refuse remains on property including scattered debris and greenwaste. Violations for RWOP and main panel electrical are still within requested abatement period of 30 days.
01/22/2015 COT - ENFC - Code Enforcement - Follow Up PUMPHREY Approved Entered by PUMPHREY - Inspection conducted at premises after serving warrant. TPD present. Inspection conducted included the attic space in main front structure (accessible from front porch), surrounding grounds, and accessory structures. The attic space was previously renovated and currently occupied as a dwelling unit with no safe egress with only a temporary ladder that folds down from the porch ceiling and no operable windows in unit (only 3 skylights); space also lacked fire detectors. The attic was condemned as a dwelling. No permit on file approving renovation of space to dwelling unit. Additional violations found at time of inspection: Main electrical panel has evidence of double and triple lugging in some circuits. Attached structure over 200 sq ft on N side of main building built without permits, to adopted code, not within required setbacks, or HPZ review/approval (located in WUHD); the area under and around the structure is filled with refuse, scattered debris, and scattered storage and has multiple extension cords in use to bring electrical access to area. Stucco wall on main structure is dilapidated and crumbling in this area. The laundry/storage building (south) has Electrical and portions are not constructed to adopted code. The single dwelling unit (north) has partial egress obstruction on east side door with dilapidated attached terrace; gas water heater on west side lacks clearance (vegetation) and installed vent pipe; unit appears to have been converted into living unit from another type of structure; no operating fire detectors (no batteries). No records on file for this single unit structure or storage/laundry building. Duplex at rear has a gas water heater behind east unit that needs correction to vent pipe installation (loose) and removal of weeds/grass in rear yard; security light is not securely installed. Rear carport is highly dilapidated and not structurally sound.
