One decision needs to be made concerning the “West Access Drive”
which will impact a 3rd Site plan submittal. (Site plan only)
Option A: The sign dept is willing to recognize “West Access Drive” as a road. This will allow you to use its west building frontage for 160 sq ft of sign area.But will require that all directional signage be located 20’ back from the curbs located on “West Access Drive” & Old Vail Rd.
Option B: The sign dept is willing to not recognize “West Access Drive” as a road. This will allow you to place any directional signage within 20’ of the curb.But you would then lose the west building frontage of 160 sq ft of sign area.
Please advise us as to which option you choose.

THE FOLLOWING CODES ARE APPLICABLE TO THIS REVIEW: OUTDOOR LIGHTING CODE (OLC), NATIONAL ELECTRICAL CODE (NEC), INTERNATIONAL BUILDING CODE (IBC), SIGN CODE (SC) AND UNIFIED DEVELOPMENT CODE (UDC)


In accordance with variance case S-08-22, declare size of tenant for determination of sign area ratio calculations granted in variance case, and provide landlord approval letter for sign package. Review will continue upon receipt of additional information requested.

In accordance with variance case S-08-22 and submitted documents to support the granting of that variance, traffic directional signs permitted to exceed sign height and sign area are reserved for the entire center, not for the use of individual tenants. Design traffic directionals in accordance with Sections 3-69 and 3-36.

Provide copies of approved subdivision plat S12-052 for Houghton Town Center, for examination of private streets or driveways, to determine applicable sign setbacks.

Provide copies of approved building elevation plans (T14CM05139) and development package civil site plan (DP14-0115) for comparison with submitted plan documents. The site plan submitted is the architectural site plan used for the building structural review, not the civil site plan used to review the proposed layout of the Dunkin' Donuts development. Show all signage locations on the approved site plan from the development package set, DP14-0115. *** per SC 3-18.B - site plan for any self-supporting signs is to be submitted to a useable/measurable scale. Please submit scaled plan showing all signage with any applicable sight visibility triangles and setbacks on the plan.

Note that in the submitted sign package, no clearance bars/ordering stations were shown to be installed, however, these are shown on the development package set -and on the architect's building site plan. These signs were not reviewed nor approved structurally in that development package set, as signage is required to be reviewed by separate permit. Clarify if such signs will be installed, show within the drawings and demonstrate such signs are no greater than 2 square feet sign area each. Note, the approved development package sheets only approved the electrical conduits for the signage. Revise application accordingly to note additional signs. Footer and electrical inspections required, thus provide all details.

Note on architectural site plan indicates GC is to install all footers. The sign contractor will need to coordinate the footer hole dimension/setback/location inspections for all footers the GC plans to pour.

MENU BOARD -
Per 3-63 - this proposed menu board is too tall. Revise.

Per 3-18.C - unclear if skirt for menu board will bring the sign to exceed 60 sqft, dimension skirt. If exceeds 60 sqft surface area, provide engineering. Clarify if on -site welding, which would require special inspection.

Per 3-18.B - provide construction details how menu board wings are installed - no connection details provided as to how attached to principal cabinet. Declare dimensions for bolts.
Per NEC 600 - identify disconnect switch
Per OLC - provide timer
Per UDC - provide 1' setback from face of drive thru curbing to leading edge of all signs - show and note on plan.

WALL SIGNS -

Per 3-18 B - provide mounting details.
Per OLC - provide timer

Per NEC 600/SC 3-18 - provide volts, amps, circuits, means of light source
