Such requires a special inspection for "field welding". Engineer to stamp certificate, identify inspection required and name qualified inspector to perform inspection. Special inspection certificate is required to be reviewed by structural reviewer prior to sign permit release. U.D.C.: 3) Per UDC Section 7.4.6.F.2.b, regarding traffic directional and monument positioning within central driveway island, demonstrate the following in diagram format: A) the width across the driveway island as measured from outer curb faces B) show a 2' minimum setback can be met from closest edge of sign(s) to face of curb. ENGINEERING: (Loren Makus) 4) St. Mary's Road is at the current/future maximum 100' width. Please remove reference to the 75' "future ½ ROW and show SVT's based upon current right of way, dimensioning short stem end of the SVT as well. SIGN CODE: 5 Per 3-32, 3-83 and sign Variance case S-94-4 - Sign area calculations depend upon street frontages. None are noted on the site plan cover sheet submitted for the review. Please provide frontage dimensions for the street property lines along St. Mary's, Silverbell and Anklam. (Staff understands this site has a very large and varying amount of site plans over years of construction phases and is researching for a better site plan to assist the contractor.) Acknowledged this site is surrounded by three streets and is allowed 3 to 1 ratio per variance. 6 Per variance case S-94-4 Notice of Decision conditions, the maximum size of a freestanding sign is 40 square feet along Silverbell. Staff located a sign variance case for this property, case S-94-4. This variance case, related to requirements of signage on development subject to the Scenic Route criteria, limits the number of freestanding signs at this location. Provide a photographic sign inventory of all freestanding signs (not including traffic directionals). Show existing freestanding sign locations on a map of the property for further review. Identify any sign removals under this proposal. Note: staff will continue review of the proposed sign while waiting for the freestanding sign inventory. |
