This shopping center is along a scenic route (Sabino Canyon) per the major streets and routes map, which renders the property subject to the Scenic District of the Sign Code - Section 3-83. Per PREMISE - Section 3-83 allows 1 freestanding sign for first 450' of street frontage + 1 sign for each additional 250' of frontage on an arterial (Tanque Verde). The site has approximately 670' of frontage along Tanque Verde, allowing a max of 2 freestanding monument signs. There are 4 monument signs along Tanque Verde (& 2 Real Estate Project Identity Entrance signs "Colonia Verde"). The number of monument signs along Tanque Verde is nonconforming to current code. As a nonconforming sign (Section 3-96.C.) the Wells Fargo monument sign cannot be altered nor replaced without a variance. The sign can only be "re-faced" and used by the same occupancy class. |
