PROPOSED: MONUMENT @ 32 SQFT/SELF-CONTAINED PREMISE REVIEW
475 W Wetmore Road

The following codes are applicable: National Electric Code, International Building Code, Outdoor Lighting Code, Unified Development Code, and Sign Code (Chapter 3).

Sign Code Review:

1) Per meeting with Sign Code Administrator 11/25, review of approved DP13-0150, long term lease agreement, survey documents and parking plan provided, new building #4 (Mens Wearhouse + 2 tenants) can meet self-contained premises criteria of the Sign Code. Per 3-77.C.5.b.1 - A self-contained premise may have 1 freestanding sign at 32 square feet in sign area. The remainder of the review addresses the construction criteria for the proposed freestanding sign.

2) Discrepancy noted between approved plan DP13-0150 parking calcs and parking calc provided in parking allocation plan. Both are listed at 1/200 ratio. Though Wendy's parcel is not included in parking calcs on DP, and is included in parking calculation plan, there are still 4 parking spaces additional listed on the DP than the parking plan. Please triple check overall, list total provided spaces for overall development on parking plan and compare with approved DP. Acknowledged number of required parking spaces for the Men's Wearhouse building #4 match on both the parking allocation plan and the approved DP.
3) Sign height for signs within 40' of adjacent roadway - per 3-33 and Sign Code Administrator's August 2013 determination, sign height is taken from top of street curb or edge of pavement if no curb. Acknowledged elevation diagram showing sign height at base to top of cabinet at 7'3". Revise diagram to also include height differential between top of curb and elevation at base of sign, note that max height for a monument sign is 10' to top of curb. Also, revise sign permit application to reflect height taken from top of curb as well. (Inspection 2/20/14 by D. Roberts shows 2' difference in grade from top of curb to grade at sign base).
4) Sign area - per 3-18, please list total sign area of the sign on sign elevation view and list total sign area of each panel for future change of copy (acknowledged calculated exterior dimensions of cabinet equate to 32 square feet).
5) Acknowledged 309.85'frontage along Wetmore is listed on parking and survey plan, please list on sign permit application per 3-18.
6) Sign is shown to scale on proposed parking allocation plan, which does not show sight visibility triangles. Examination of approved development plan appears to show sign location outside of sight visibility triangle of adjacent driveway entrance to east of sign. For confirmation and safety purposes/sight visibility triangle review, please show the sign, to scale, on a copy of the approved development plan at the proposed 20' setback (need two copies).

ELECTRICAL REVIEW/ OUTDOOR LIGHTING CODE REVIEW
- H.Thrall/ LeeRay Hanly

1) Per Outdoor Lighting Code, a timing device is required, - provide note.
2) Per NEC 600, provide means of disconnect - show shut off switch location.

STRUCTURAL REVIEW - H.Thrall/Eric Newcomb

1) Dimension full exterior extent of sign at base - from outside edge to outside edge.
2) Outside edges of sign slope at angle. Use midpoint of this sloped angle - (dimension from outside edge to outside edge at base of sign and at the mid-point of the slope) - to establish most accurate dimensions of sign structure to correspond with appropriate A.S.A. engineering charts you propose to use.
3) Based on above two comments, appropriate footer depth and width is deeper/wider than current selection on ASA engineering chart.
4) Revise the footer in sign elevation drawing to match engineering on ASA.
