Location: Scenic route: Maximum height signs shall be located no less than seven and one-half (7.5) feet behind the leading edge of the SCZ buffer AND within fifty (50) feet of the right-of-way line. Signs may be located one (1) foot closer to the leading edge of the SCZ buffer for each foot (below the maximum) they are reduced in height. The following is needed on the plan: A) Provide setback dimension from current property line/current right of way line B) Provide setback dimension from future right of way line/future property line/start of scenic corridor buffer line. (Note, for a 10' tall sign, minimum setback is 7.5') C) (Please keep the 65' from Houghton Rd setback as noted, that dimension is also needed on the plan.) 3) SIGN AREA: Note, acknowledged sign area reduced from 50 sqft to allow the sign to be within the scenic buffer. Please triple check sign area noted in each panel against the total sign area proposed at 34 square feet, discrepancy noted. Dimension the panels for future change of copy (and verification of sign area). 4) SIGN AREA (Wall): Please triple check sign area noted in each panel against the total sign area proposed at 84 square feet, discrepancy noted. The development may either proceed to use S-04-02 allowances, or meet current code. Contractor has indicated prior variance case rights will be waived and the entire site will meet current code requirements. Once the variance case is waived, it cannot be reinstated. 2) Acknowledged resubmittal contains an overall site plan of development, thank you. The plan must be enlarged to a minimum type size of 12 point to allow for scanning. With enlargement, note scale provided for examining freestanding sign setbacks. 3) Clarify - sign to be illuminated or not? Conflicting notes on plan. If illuminated provide volts, amps, circuits, timer and disconnect switch, and call out type of light source and ensure sign meets scenic lighting requirements of 3-83.E.3.f. 4) Per Sign Code Administrator - construction specifications of 3-18 include providing a dimensioned "thickness" of the sign cabinet and pole in a side view. 5) SETBACKS: Setbacks listed on zoom in development plan sheet differ than setback noted on application. Revise and see comment 6, which will affect the setback. NOTE: setback should be listed from both face of street curb or edge of pavement if no curb, and from property line/start of scenic buffer. 6) LOCATION: Per 3-83.E.3.d. Location: Scenic route: Maximum height signs shall be located no less than seven and one-half (7.5) feet behind the leading edge of the SCZ buffer and within fifty (50) feet of the right-of-way line. Signs may be located one (1) foot closer to the leading edge of the SCZ buffer for each foot (below the maximum) they are reduced in height. ***Per review of dimensions on the overall development plan for the site, the new sign is not shown within 50' of current right of way line. Revise.*** 7) SIGN AREA: In follow up to comment 5, if sign must be relocated to be within the buffer, revise sign area to 3-83.E.3.b.2: (2) Commercial or industrial uses: Thirty-five (35) square feet per sign if located within the SCZ buffer, fifty (50) square feet per sign if located outside the SCZ buffer. In addition, dimension panel sizes for size verification and for future change of copy. 8) HEIGHT/GRADE: Drawing provided does not meet 3-33.B. The grade of a sign more than forty (40) feet from the outside edge of the street or roadway travel lane is the lowest point of elevation of a finished surface within a twenty (20) foot radius of the base of the sign. WALL SIGN: 9) Not enough information was provided to determine if existing tenants have sufficient sign area allowance to advertise on the new proposed cabinet wall sign at 84 square feet. Dimension each panel of the proposed sign, provide sign inventory (photos/sign area) of existing tenant signage and frontage calculations for their total allowed sign area. Be advised, the proposed sign may exceed sign area allowances and may require reduction. 10) Per Outdoor Lighting Code Ch. 403.5.1 - show or note timer. 11) Additional plan check fees will apply for 4th submittal. |

THE PROPERTY IS SUBJECT TO 3-83 AS HOUGHTON ROAD IS DESIGNATED AS A SCENIC ROUTE ON THE CITY OF TUCSON MAJOR STREETS AND ROUTES MAP. THOUGH THE APPLICANT DID NOT PROVIDE AN INVENTORY OF EXISTING SIGNS, PERMIT RECORDS AND GOOGLE IMAGES SHOW 2 EXISTING FREESTANDING SIGNS BY PRIOR VARIANCE CASE. THE APPLICATION DOES NOT INDICATE ANY EXISTING SIGNAGE WILL BE REMOVED AND REPLACED WITH THE PROPOSED SIGN. THE SITE PLAN INCLUDED IN THE RESUBMITTAL ONLY SHOWED A PORTION OF THE OVERALL DEVELOPMENT, HOWEVER, PRELIMINARY MEASUREMENTS OFF CITY MAPPING SYSTEMS AND EXAMINATION OF THE APPROVED 2005 TENTATIVE PLAT SHOWS THE DEVELOPMENT DOES NOT HAVE ADEQUATE FRONTAGE FOR 3 FREESTANDING SIGNS ALONG HOUGHTON ROAD.
