PROJECT: "THE HUB"

1) Property zoned R-3 equates to Multi-Family Residential District of the Sign Code. The maximum allowed sign area permitted on property in this particular district is 50 square feet. The application submitted indicates a potential sign area proposed at nearly 200 square feet sign area. The Sign Code Administrator acknowledges the property is part of the corridor for the new Main Gate Urban Overlay District "MG-UOD" zoning, and requests the applicant contact him at Glenn.Moyer@tucsonaz.gov to discuss potential Sign Code Administrator's determination regarding allowable sign area, since the UOD is not recognized within the Sign Code at this time. A link with information on how to request a sign code administration determination is here:
http://www.tucsonaz.gov/sites/default/files/dsd/SIGNS/sign_code_determination_letter_request_process.pdf

The remainder of the proposal was reviewed as a courtesy to the sign contractor, in the event the Sign Code Administrator makes a determination of a sign district allowing such sign area. This is not to say that such a determination will be made, just a courtesy to the contractor based upon the extensive information they have provided in this submittal.

Note, the alternative to either revising the plans or seeking a Sign Code Administrator's determination is to pursue a variance of the permissible sign area under the current R-3 zoning/Multi-Family Residential District designation of the property. A presubmittal conference with staff would be required.

2) Provide copy of Development Package DP12-0186 development site notes sheet and a sheet that shows the frontage dimensions for the property along Tyndall Avenue and 1st Streets.

3) Acknowledged structural engineering calculations for the placement of the wall sign exceeding 30' off the ground, thank you.

4) On both electrical sheets for the under-canopy sign and the wall sign, please provide either a note regarding a timer or show timer -per NEC 600.

5) On both electrical sheets for the under-canopy sign and the wall sign, please list the amps, per SC 3-18.

6) On electrical sheets for the under-canopy sign, please identify the type of lighting (i.e. fluorescent or LED or ?).

7) On electrical sheet for the under-canopy sign, please list the volts/amps/circuits and show the shut off switch or note it's location.

8) Please list the exact total sign area for both the larger wall sign and the under-canopy sign on their construction sheets, per SC 3-18.

9) A special inspection certificate sealed by the engineer of record - designating the type of special inspection (likely epoxy anchors) and the allowed/certified inspector - will be required for the attachment method for the wall sign in excess of 30' height from the ground to the bottom of the sign, per SC 3-23. A link to the cert is found here: http://pdsd.tucsonaz.gov/files/pdsd/forms/Special_Inspection_Certificate_1-9-14.pdf The filled out certificate will be reviewed by staff - and must be approved - prior to permit release. Once the special inspection has been done, the applicant will also need to return the final certificate filled out by the engineer/special inspector before the sign final can be approved.
