JESSICA PROVIDED THE PAPERWORK AND ALLOWED ME TO READ THE LEASE, I FOUND NO VERBAGE CONCERNING WHO IS RESPONSIBLE FOR ANY REPAIRS TO THE TRAILER. JESSICA MENTIONED THE MANAGER JOY DERRICK WAS LAST ON THE PROPERTY ON 10/09/2014. WALKED THE EXTERIOR OF THE TRAILER BEFORE ENTERING AND FOUND THE TRAILER HAD A ADDITION TO THE TRAILER, JESSICA MENTIONED SHE BOUGHT THE TRAILER AS IS. (HAS BEEN THERE SINCE MARCH) JESSICA MENTIONED SHE HAD SEVERAL ITEMS SHE FELT NEEDED TO BE ADDRESSED. WE STARTED IN THE N/W BEDROOM LOCATED IN THE ADDITION PART OF THE TRAILER. MY FINDINGS ARE AS FOLLOWS: > ROOM ADDITION (WORK WITHOUT PERMITS) > CEILING LEAK IN N/W BEDROOM HAS DAMAGED CEILING TILES EVIDENCED BY WATER SPOTS ON DROPPED CEILING TILE. >LEAK IN N/W BEDROOM HAS ALSO DAMAGED THE WALL PANELING EVIDENCED BY WATER ON THE FLOOR, AND WINDOW MAY BE LEAKING. PANELING BOWING AND CRACKING. > TWO WINDOWS IN THE "FAMILY ROOM PORTION OF THE ADDTION ALSO LEAKING, EVIDENCED BY WET FLOORING. TENANT HAS TRIED TO FOAM AND OR TAPE TO THE WINDOWS. >INCORRECT DOOR TYPE AND FRAME IN ADDITION AND DOOR NOT PROPERLY SEALED EVIDENCED BY DAYLIGHT ALL AROUND THE DOOR. > LEAK FOUND IN N/E BEDROOM NEAR THE WINDOW EVIDENCED BY WATER ON THE FLOOR. > PANELING ON THE WALL HAS BUCKLED DUE TO PANELING BEING TEXTURED AND THEN PAINTED. > BATHROOM TUB SURROUND HAS NOT BEEN PROPERLY INSTALLED EVIDENCED BY THE WALL BEING ABLE TO BE PUSHED IN AT THE BOTTOM OF THE SURROUND AND ALLOWING WATER TO LEAK INTO THE WALL DUE TO THE IMPROPER SEAL. > WHILE INSPECTING FLOOR DUCTS FOR LACK OF AIR I FOUND THE FLOOR HAD BEEN LIFTED APPROX 6-7 INCHES, FRONT DOOR IS NOW ONLY 6 FT IN HEIGHT INSTEAD OF 6FT 8 INCHES. >A/C UNIT/ DUCTWORK BLOWS PROPERLY FROM CERTAIN FLOOR GRILLES BUT NOT FROM ALL GRILLES TELLING ME IT MAY BE THE DUCT WORK IS NOT PROPERLY INSTALLED. > A/C UNIT HAS BEEN ADDED, CONNECTION OUTSIDE IS HAZARDOUS, EXPOSED TO THE ELEMENTS. >HOT WATER HEATER LACKS A ENCLOSER, HOT AND COLD WATER SHUT OFF, AND PRESSURE RELIEF VALVE. |
