Electrical violations:1) two outlets do not function in kitchen, including one under cabinet which is also in an improper location; 2) grounded (3-prong) receptacles have been installed on a two-wire system and are ungrounded; 3) outlet near counter is not a GFCI as required and in an improper location; 4) ceiling fan in kitchen is not properly installed to code or with correct equipment; fixture lacks required cover (globe); 5) subpanel in closet lacks required cover and requires replacement; 6) light fixtures and added wiring have been installed on the front porch and exterior fascia that are not to adopted code and without require permit for installation. Fixture on porch has wiring run in flex conduit but fixture is attached directly to wall instead of Jbox; security light on fascia does have jbox, is not rated for exterior. Plumbing: Bathtub area appears to leak to floor; several areas have dilapidated seals; tub overflow fixture is missing; flooring near bathroom is dilapidated; living room windows are not sufficiently or properly sealed, allowing pests to penetrate interior; west facing windows in living room has deterioration around the frame on the inside; bedroom has hole in wall near bottom; could not determine reported roach infestation; no activity found; no smoke alarms present. Wall furnance is not operational (+ per tenant, per SWGas). |
