Items that will need to be changed: the gauge of metal on the deadfronts need to be the same as the cover (heavier); rivets used to install deadfronts will need to be replaced with appropriate screws allowing removal of deadfronts if necessary; one set of grounding wires on north side of panelboard needs to have more paint removed from connection points. A signed review from a licensed electrician confirming good operating condition of entire subpanel will be the final item required. | |

| 01/22/2014 | INSP - FOLLOW UP CODE ENFORCE | Approved | Electrical equipment located on a mounting board south of Unit A that includes several (approx. 16) service panels for individual units was inspected. Inspectors Pumphrey, Stevens, and Hollander present along with PM Carlos and RPM Electric. The panels and mounting board were found to be deteriorated due to age and weather dilapidation with the exterior and interior of the metal panels exhibiting degradation due to rust and water damage; the wood supports have considerable termite damage and are loose; the wood is no longer weather proof and has evidence of deterioration. The equipment on the interior of the panels have been modified over time from the original installation, with modifications not installed under permit, rated for exterior use, or to adopted code at time of installation; some of the equipment is not rated for exterior use. The aged and modified equipment, as installed, does not allow for installation of a proper dead front. Electrical equipment and main disconnect area located on the south side of the building at Unit B lacks appropriate clearance in front of equipment due to the storage, debris, and vegetation impeding access. The service panel for Unit B is missing dead front. The older sub-panel housing breakers under the main disconnect is also missing dead front and has spliced conductors that exceed the maximum allowable space at the bottom of the panel. The yard at Unit B (Manager's unit) has a large accumulation of refuse and vegetation over 6"; dogs and dog waste are also present in this area) |
