In addition: Conditions of Special Exception case T13SE00002 also apply. 1) It is understood the permit package indicates the nonconforming freeway sign will be lowered to a maximum height of 48' above the travel lane of the adjacent I-10 freeway, to meet 3-33 of the Sign Code. Per Sign Code Administrator, the sign permit can be released, however, prior to the modified freeway sign being electrified and any electrical inspection being approved, a sealed survey must be provided showing the height of the resulting freeway sign -as measured from grade at the base and from elevation of adjacent freeway travel lane - is in accordance with 3-33 of the Sign Code. 2) It is also further understood and noted on the permit package that the applicant will be removing the existing nonconforming pole sign from the Grant Road frontage. That has not been done as of 2/5/14 inspection, but must be done prior to electrifying any new signage on this property. 3) The above two notations are conditions of approval and recorded on this permit document. 4) Please note the special inspection for field welding/sign height/sign area is also required as condition of permit. Staff is in receipt of the special inspection certificate with Justin Manchester appointed as special inspector by engineer. |

In addition: Conditions of Special Exception case T13SE00002 also apply. Wall sign comments: 1) Per SC 3-18, note timer and shut of switch per NEC 600 (diagram calls out "toggle switch" - if this is "shut off" switch, please note as such.) No timer notes were found on sheet 2 or 4 for all illuminated signs. Freestanding monument sign comments: 2) Monument sign shown in future right of way - provide note "sign shall be removed at no expense to the City of Tucson when future widening of Grant Road commences." 3) Sign elevation view shows proposed monument in sign out of curbed landscape area. Site plan submitted shows it partially within - with bollards adjacent to the portion that extends out of the landscape island. Revise elevation view to match site plan. 4) Per SC 3-18, elevation views show height of sign is measured from grade at base of sign. Revise according to 3-33/Sign Code Administrator's Sept 10, 2013 email indicating to measure height from top of street curb. Revise drawing to show height from both base of sign at leading edge and at top of curb. Note grade difference between base of sign and top of curb and lower sign cabinet if necessary. 5) A review of permit records, an un-sealed sign survey reference and proposed permit documents do not appear to match regarding sign area nor sign height. Per Sign Code Administrator, provide a sealed survey documenting the height of the sign structure measured from the base to the top of the sign, the elevation of the top of the sign, and the elevation of the freeway travel lane closest to the sign, in accordance with 3-33 and 3-62 of the Sign Code. |

In addition: Conditions of Special Exception case T13SE00002 also apply. 1) THIS SUBMITTAL WAS INCOMPLETE, FURTHER REVIEW COMMENTS MAY BE FORTHCOMING DEPENDING UPON RESPONSES/INFORMATION PROVIDED IN RESUBMITTAL. 2) Number each sheet of the submittal. 3) To verify sign area and type allowances, provide lot line dimensions on site plan to verify frontage listed on application. Include I-10 Frontage Road frontage on application as well. 4) Site plan provided has different SVTs than site plan submitted for Special Exception case. Clarify and check with Engineering staff at PDSD if you need assistance. 5) Future right of way line not shown on submitted site plan versus site plan submitted for Special Exception case through Rick Engineering. Show future right of way line on submitted site plan due to position of proposed monument sign. 6) This project is a change of use from a gas station to a financial institution, a change of occupancy within the Sign Code per Section 3-97. Full code compliance is required on signage existing and proposed signage, per 3-97.A. Wall sign comments: 7) Label signs to correspond with application, A,B,C, etc. 8) Per SC 3-18, Provide total sign area of each sign on elevation view. 9) Per SC 3-18, Provide electrical specifications for each wall sign: volts, amps, circuits, ballasts, transformers, as applicable, and type of light source and show timer and shut of switch per NEC 600. 10) Per SC 3-18, Provide construction details for each type of wall sign, show side view and label materials and how to be installed (i.e. nuts, bolts, sizes, typical number, etc) and note height to top of each sign. 11) As this is a significant change of use from a gas station to a financial service, provide clarification whether the existing building is to be remodeled to remove the existing garage bays with a new façade, in which case the signage needs to be shown on the revised elevation plan. Freestanding monument sign comments: 12) Sign elevation view shows proposed monument in sign out of curbed landscape area. Site plan submitted shows it within. Revise to match. 13) Provide side or aerial view, dimensioned, of cabinet and pole cover per Sign Code Administrator. Is this single lexan panel or constructed of ?- or raised letters/design? 14) Note setback from PAAL (parking area access lane north of sign) is 2' minimum per UDC 7.4.6.F.2.b. 15) Per SC 3-18, List sign area of the sign on the elevation view. 16) Per SC 3-18, footer and construction specifications for installation on engineering and elevation views show height of sign is measured from grade at base of sign. Revise according to 3-33/Sign Code Administrator's Sept 10, 2013 email indicating to measure height from top of street curb. Revise both drawings accordingly to show height from both base of sign at leading edge and at top of curb. Note grade difference between base of sign and top of curb and lower sign cabinet if necessary. 17) Increase size of cabinet detail, unable to scan for records. 18) Per 3-18, provide electrical data: amps, volts, circuits, ballasts, transformers and timer per NEC 600. Acknowledged shut off switch shown. 19) Note, cabinet detail notes "welding" - specify type of welding and note that field welding requires special inspection per IBC. See comment 25 regarding special inspection certificate and process. Special Exception Comments: 20) Note removal of existing nonconforming pole sign, per condition 5 of Special Exception Case T13SE00002. Remained on site as of inspection 8/27. 21) Provide official height survey of freeway sign height and freeway elevation height per condition 6 of Special Exception Case T13SE00002 and in accordance with grade definitions per 3-33 of the Sign Code. Note, prior conversation with tenant's engineering company noted the freeway sign exceeded allowed height under current code and must be brought into compliance with removal or repair to lower height. Freeway sign comment: 22) In follow up to comment 19, provide engineered construction plans, fully dimensioned and showing existing footers per permits on file, showing how the freeway sign will be brought into compliance with requirements of grade/height per 3-33 of the Sign Code and 3.97.A. of the Sign Code for change of use. Note setback from I-10 frontage curb and provide full construction details. 23) Note sign area on the elevation view for the sign cabinet. 24) Provide electrical details as necessary for freeway sign work. 25) Note, per IBC and 3-23.A.1 of the Sign Code, a special inspection is required. Have engineer fill out special inspection form to declare types of inspections and qualified 3rd party special inspector.
