12/10/2013 INSP - INITIAL CODE ENFORCMENT Approved VISITED SITE, A 16 UNIT COMPLEX RUN BY C.O.P.E. FOUND 12 UNITS HAD NO HEAT. A COMPLAINT HAD BEEN FILED TO MAINTANENCE BY MANAGER JAMILLAH 3 DAYS PRIOR. TRIED CONTACTING PROPERTY MANAGER SONYA FROM NICHOLAS AND FITCH, RECEIVED ASSISTANCE FROM HER ASSISTANT. SHE CONTACTED THE PEOPLE WHO DO MAINTANENCE FOR THEM (AIR MAINTANENCE HEATING AND COOLING). TECHNICHIAN THOMAS WAS AT ANOTHER COMPLEX NEARBY AND MENTIONED HE WOULD COME BY IMMEDIATELY, MENTIONED IT WOULD TAKE 15-20 MINUTES. WHEN THOMAS ARRIVED WE WALKED THE COMPLEX, DID SHOW HIM THE ONE FOUR-PLEX THAT HAD HEAT AND WALKED THE (3) OTHER FOUR-PLEXES. THOMAS FELT HE WOULD BE ABLE TO PROVIDE HEAT TO THE REMAINING TWELVE UNITS, FELT IT WOULD BE ABOUT 2 HRS BEFORE HE WAS COMPLETED. SPOKE WITH THE MANAGER EXPLAINED THAT THE HEAT WOULD BE TURNED ON AND THAT THE WORK WAS MORE OF A MAINTANENCE ISSUE AS UNITS ONLY NEED TO BE CHECKED.
LATER RECEIVED A CALL FROM THOMAS STATING HEAT HAD BEEN RESTORED TO ALL UNITS. MENTIONED THAT AT A LATER DATE HE WOULD BE BACK TO RELOCATE THERMOSTATS TO EACH UNIT AS THE THERMOSTATS ARE LOCATED IN THE WATER HEATER ROOMS AND STAY FIXED AT APPROX 81 DEGREES, HE HAS ALREADY SPOKE TO MANAGEMENT. I CALLED AND CONFIRMED WITH JAMILLAH THAT HEAT WAS TURNED ON. NOV WAS NOT REQUIRED AS ISSUE WAS ADDRESSED WHILE I WAS ONSITE. COMPLIANCE / CLOSE CASE.
