At site, spoke to tenant, and Manager Mike Bishop, by phone. Tenant called 911 for a gas leak. TFD called Southwest Gas. Southwest gas yellow tagged a new water heater and the heating unit for ventilation issues. Yellow tagged the oven for an improper over door seal. I explained the issues to Mike over the phone and explained that he needed to supply heat to the units. He stated that he would be there in 45 minutes with two electric heaters. He would get the permit for the water heater and have an HVAC company inspect the furnance. The time was approx. 12:30. Mike Bishop called me back and stated that he called his contractor and a permit would be issued today. At approx. 1:00 PM a contractor came to the home and removed the furnance and left. At 3:12 PM I received a call from the tenant stating that Mike never appeared with the heaters. I called Karin E. to have the tenants setup for a hotel room for the night. I explained the issues to Mike with a 24 hour abatement period. Other issues that needed to be address are: the weather stripping around the front door, The side door knob latch wno't latch and the hot water valve in the bathroom is stripped and keeps turning. F/U 24 hours. |
