Site inspection results: Stairs & rails: railings are loose in places, missing bolts and not secured appropriately; steps are wood, weather dilapidated requiring weatherproofing and/or replacement in places; 2 steps are completely loose and cracked. Large support beam for second floor patio/walkway (transversing east/west near north side of stairs) is extremely dilapidated from termite damage and requires replacement. Second floor walkway is wood base with concrete overlayment and is cracked in several areas, with a completely broken section under north top railing which is also supported by termite damaged beam (damage is likely related). Support columns have deteriorated stucco at base, allowing moisture to penetrate base. Unit inspection #615: kitchen sink left side does not drain properly; vent in living room is missing cover; smoke alarm is not operable. Other: JMV in front parking area, no cover.
