Received call from Phillip from the office that the cooler was not working and blowing hot air. Arrived and met with the tenant and the temp. was at 96 degrees. Felt the air coming out of the vent and had no coolness to the air from the vent. Did go on the roof and the water pump was not working due to the plug was not all the way in. Once push the plug all the way in the pump started. Did check the pads and the pads have not been changed. Once the water pump was working and went back into the house and the temp. at the vents was at 85 degrees. Did call the management that is monitoring the property and had to leave messages. Called the office, the agent and left a message for the maintenance to call letting them know that the cooler was not working. Was going to the address given for the property management company to serve the N.O.V. and while on way to the office a Shawn called and was very loud and not listening to what the compliant was. He stated that the cooler had just been worked on. I did asked if he wanted to meet at the site or the office to go over what needed to be done. He wanted to install a bigger pump and let Shawn know that the pad was old and needed to be changed. Shawn had a maintenance man on the other line and was with-in 30 min. from the property. I did go back to the site and met with Miguel. They were trying to state that the wind pulled the plug out or trying to blame the tenant. Miguel did check the pad and went to the store to buy a new pad. Once the pad was changed, could feel a difference temp. of the air coming out of the vents. Will call the tenant on Monday. RV. |
