FOLLOW UP INSPECTION; THERE IS CURRENTLY NO PERMITS OR ANY NOTICE GIVEN TO THIS OFFICE AS TO A PLAN WITH TIME LINES OR ESTIMATES, REPORTS ON THE REQUIRED WORK.

TODAY I WALKED THE GROUNDS WITH INSPECTOR DEAR. WE MET WITH THE ON SITE MANAGER. UNIT 31'S WOOD POST WHICH SUPPORTED THE DISCONNECT WAS KNOCK OVER FROM THE STORM DAMAGE, THE POST WAS IMBEDDED IN A DETERIORATED CONCRETE BASE AND FINALLY BROKE OFF.

THE MANAGEMENT INSTALLED ANOTHER DISCONNECT WHICH IS BEING FEED BY WAY OF UNDER GROUND. THE ORIGINAL FEEDERS WERE OVER HEAD. THIS SYSTEM WAS INSTALLED WITHOUT A PERMIT AND NOT TO CODE. THE JUNCTION BOX'S COVER PLATE IS NOT RATED FOR OUTDOOR USE. THE LIFE LINE IS NON METALLIC SHEATHED CABLE IN LIQUID TIGHT CONDUIT. THE CONNECTOR HAS THE WRONG TYPE FITTING AND THE CONDUIT IS NOT PROPERLY INSTALLED WITH EXPOSED CONDUCTORS AT THE CONNECT AND EXPOSED NON METALLIC SHEATHED CABLE WHICH RUNS UNDERNEATH THE TRAILER.

THE CODE VIOLATIONS HAVE NOT BEEN CORRECTED FOR THE 400 AMP MASTER METERED SYSTEM WITH TWO 200 AMP PANELS.
I CONTINUED TO WALK THE PARK AND SAW THAT THE OTHER CODE VIOLATIONS HAVE NOT BEEN ADDRESS.

WE DISCUSS WITH THE MANAGER ALL THE UNITS IN THE PARK AS TO THE OCCUPANCY STATUS
UNITS 1,2,4,5,6,7,8,9,14,15,16,17,18,20,22,23,24,25,26,27,29,31,32,33,34 ARE CURRENTLY 25 ARE OCCUPIED.
THE UNITS OR DESCRIPT BELOW ARE NOT OCCUPIED
UNIT A, IS THE OLD OFFICE WITH A LAUNDRY ROOM ABUTTING.
UNIT'S 10,11,12,B,19,21,28,30 AND THE WORKSHOP WHICH WAS A HOUSE AT ONE TIME AND A SMALL WOOD FRAME STRUCTURE WHICH WAS THE ORIGINAL PARK OFFICE.

MY RECOMMENDATION IS TO HAVE TUCSON ELECTRIC POWER COMPANY CUT THE POWER FROM THE POLE AND START THE CONDEMNATION PROCESS. WE CAN ALSO HAVE SOUTHWEST GAS LOCK THE MASTER METER. THE UNPERMITTED AND UNAPPROVED ELECTRICAL PRACTICES CONTINUE.
05/30/2013 INSP - FOLLOW UP CODE ENFORCE Approved Met on site with the owner along with Carlos, Robert, Rick H. and Rick S. Explained to owner the electrical violations and the need to address them timely. Explained that he needs to hire a licensed electrical contractor, cannot be done by a maintenance person. Also will need permits for the work. Explained that if it is not addressed timely, we may consider having the park vacated. Also went over the need for zoning approval - looks as though the number of units may have expanded over the years without first obtaining a site plan approval. Explained that an NOV would be forthcoming but he needs to get an electrican on hand asap as that is our main concern. He asked how much time he would have to correct the issues. I told him that we will first give him 30 days and in that time, he needs to come back with a plan on how he will address these violations, a contractor on board and a time frame as to when the items will be addressed. If the plan looks reasonable, then we will work with him.
